    Nice looking unit. It will take finding a buyer who wants to live here and that isn’t a large pool during busy Real Esate season. Off – season is going to be harder especially when you try to sell a 2 bedroom for more than what a 3 bdroom in the same building cost 1.5 years ago but Realtor Math/Logic. [A realtor would say “that was 2 years ago and that unit isn’t available anymore and argue that price have gone up. Whereas a buyer will think “that was really just last year and if I just wait/keep looking I’ll find another 3 bd for the same price!]

    Now queue the “this should have stayed a rental” in 3 -2 -1

  2. Place looks small. It’s not hip if the masterbath doesn’t have a glass shower stall. Shower curtains are a sign of lameness.

    Yeah, def a lot. Going from tier 4 to tier 3 may have little effect. Some scores I’ve seen reported for tier admission into elem are v similar between tiers 3 and 4. There is def some difference for HS. But going from 3 to 2 or 2 to 1 bigger effects generally than 4 to 3.

    As someone else mentioned, Logan Square is super hot. Almost no inventory (which is why I don’t do many posts in that neighborhood because I can never find much to crib on.)

    Perhaps in the spring, they’ll be more. I know a lot of people want to see more properties from that neighborhood.

  14. If “hot” means in Realtorspeak “douchebags are interested,” no, this area is not hot. A few blocks east is arguably hot, and that affects this area. This seems like hunting grounds for value seekers who want to remain in LS but can’t afford “hot” LS. Sort of like the area west of Palmer Square. I still think this commercial strip is a diamond in the rough.

  16. Tiers do change every year, and make big changes after every census. Tier 3 isn’t that much o an advantage over tier 4. Tier 1 and tier 2 vs. tier 3 and 4 are where the big differences are.
