This 2-bedroom Italianate vintage condo at 916 W. Fullerton in the heart of DePaul in Lincoln Park just came on the market.

But it’s been on the market before.

It was first listed in February 2007 and has been on and off the market ever since. It’s only been reduced by $25,000 in that time period.

Will it successfully sell this time?

The listing says the unit has central air but apparently no washer/dryer (but the listing says “laundry hook-ups”.)  It also doesn’t have parking.

    The listing on KSGMAC sez there is “off street” parking. What’s the truth?

    And is the kitchen actually as tiny as it looks thru the arch?

  3. Lol watching them try to sell this place is like an exercise in ineptitude. I bet the genius seller used a different realtor agency each time too and blamed it on them and not themselves via their horrible overestimating of the pulse of the market.

    Apparently they are in no hurry to sell so maybe just a wishful ask price put out there in case a greater fool does come along. Afterall there are greater fools out there, as uncommon as they may be, and you won’t be able to sell to them if your place isn’t even listed.

    Yep. If you don’t ask, the answer is definitely “no”. And since it doesn’t cost the owner to list it, why the hell not?

  7. Given how tiny and poorly equipped the kitchen is, I wouldn’t have too high of expectations for the bathroom. Although the square footage isn’t listed, it’s safe to assume a low number for a 2/1.

    They could probably sell soon at their 2003 purchase price, or at least get an offer, but I wouldn’t hold my breath on the seller seeing reality anytime soon.

  8. OH yeah these photos have been photoshop doctored like crazy… you should see the outsides of the places on fullerton, they all look terrible, rundown and filthy!

  9. These poor, unsuspecting people clearly bought into the whole “real estate only goes up, especially in LP bc of the schools, parks, amenities,etc” spiel. I think they should take this place off the market, eat ramen/beans/Aldi Food for 6 months and renovate either the kitchen or the bathroom. You can’t be asking 300k for this when there are places like the west loop condo we chattered about earlier, popping up for the same price within reasonable distance.

  12. This unit would be a great student rental. The back patio would be super for socializing. Not so sure this should have been converted to a condo. Although I like the building in general, the exterior of the building has some issues and the interior seems to be an economical remodeling.

  13. dd is on to something. Close proximity to DePaul & el should make that very attractive to students. Rent the condo out for a year or two, and sack away cash to renovate the kitchen (and probably bathroom) and add a washer/dryer.

    Actually, adding an in-unit washer/dryer first would make it irresistible to student renters. Thinking back to my college days, I would have hung on to a place with in-unit washer/dryer for as long as humanly possible.

  15. I’ve been by the building and it is not a dump, however I haven’t been in the unit itself….. I highly doubt it’s as bad as people are saying!

  16. This actually is rented to DePaul students now, it’s really very nice for college rental. Amazing location to school/train/food esp. the back porch makes it great.

  17. I was the most recent listing agent on this property at 916 W Fullerton. We did end up renting it our to DePaul students. Also, I took the pictures…they were not Photoshopped in any way shape or form. The unit really is not in bad shape. It is quite large and the only reason there are no pictures of the bathroom is that it is hard to take good pictures of a bathroom with a point and shoot type camera. I will be sure to list it again next year and will get some bathroom pictures up next time.
