We’ve chattered about 1 and 2 bedroom units in this group of buildings on Roscoe before.
They all face south- away from the El tracks.
The buildings were built in 2005 and the unit has the finishes of that era.
The kitchen has granite counter tops, stainless steel appliances and a stone backsplash.
There is crown molding in the main living areas.
The master bath has a marble double vanity.
It has the features buyers look for including central air, washer/dryer in the unit and garage parking.
The unit has come on the market $5,000 above the 2009 price at $385,000.
Unit #2W, just below it, is also on the market with similar finishes for $379,900.
Will either of these sellers be able to get out near $380,000?

This is interesting to me as you have two sellers in a small association essentially competing for the same small pool of buyers. With all things nearly equal (finishes, parking, W/D, AC, etc) it probably comes down to whether the buyer wants to live on the top floor.
Could a potential buyer play them against each other to see which offers the lowest price?

This price is bonkers. $300k would sell it. This will sit.
Roscoe is a high traffic corridor as a way to avoid the messes that are Belmont/Addison. The el is in back. Outdoor space minimal. There are fugly rowhouses across the street, probably nice and even maybe upscale when built but now on the verge of looking like public housing. I’m also astounded at the lack of convenience store in this entire area.
Not for me.

Two blocks to the 7-11 (and, admittedly tiny, BP store) at Racine & Belmont is too far???
Poor location, ugly finishes, utopian paint job and soon-to-be special assessment for paving, roof, etc. $275k.
I wonder if the current owner brought that fridge with him from his old dorm room.

If I were to buy either of these for $380k (which I’m not saying I would…) I’d take the top floor unit over the second floor unit each and every day. Perhaps you could play the owners off each other as Icarus says but at the end of the day, I’d prefer top floor and would pay for it and the sellers of the top floor unit know they have that over the second floor one.
