Normally I don’t cover contingent properties, but we’ve chattered about this church unit twice before, including the last time it was for sale in 2013.

Back in 2013 most you thought it was “cute.”
If you recall, this converted church has 6 units and a garage.
This unit has loft-like features including exposed brick walls, original church windows and a built-in library wall.
The unit is listed as a 3-bedroom but in 2013, and now again in 2018, the listing also says it may really be a 2 bedroom plus den as the third bedroom has French doors.
The kitchen is a custom Christopher Peacock kitchen with white cabinets, a unique walnut checkerboard butcher block island, granite counter tops and stainless steel appliances.
There’s dark hardwood floors throughout and a private back patio.
The unit has all the features buyers look for including central air, washer/dryer in the unit and heated garage parking.
Is it so hot that buyers must leave work and rush out to see a property within hours of it coming on the market?

It’s unique, I kind of like it, but I wouldn’t want to live in this location. With those fairly low monthly assessments, I predict some serious special assessments in this building’s future, though.

Under contract in less than day doesn’t surprise me. Things are heating up. Our redfin agent was working with 65 buyers up until 2 weeks ago when they reduced his buyer pool to 35, and he deals primarily with the northwest side (Irving/Portage/JeffPo). Inventory is so low and buyer pool is high; anything in a decent location of decent quality gets snatched.
As for this place, the fact that the assessments have stayed stagnant the last 4-5 years would worry me. Unless they have a massive reserve (doubtful consider it’s a 6-unit) I don’t see how that’s sustainable long term.

I love it–it would have been a must see open house for me. I would prefer it looks more like a church though–they’ve definitely developed a good portion of it like any other building erasing some of the charm IMO.
