I would be remiss if I didn’t mention 1887 N. Poe which sparked a debate about prices in Lincoln Park just last week.
Unit #1R (and #1F) are still on the market, despite someone commenting that Unit #1R would be under contract within “days” at its current reduced price.
It has been “days” (actually, more than a handful) since that post and, alas, Unit #1R is still available.

I still say 1R goes under contract within a short period of time. Maybe a few more “weeks”, but it won’t wind up like the 190 day old listings from last summer. 560k for a 3/3 with parking in LP doesn’t seem ridiculously overpriced like most other listings these days.
But 1R IS a 190+ day old listing, just with “only” 33 days at its current asking price. It still requires a jumbo loan, unless you’re putting 30% down.
1R is craptastic … and the seller is bleeding themselves by making piddly little cuts in price, hoping not to lose too much at the table.(Hah.) They’re still thinkin’ 2005 prices when they should be thinking ’03 or’02.
The 592 W. Arlington property has good bones, even if it’s overpriced. 1R has no redeeming qualities, except for the nimrod who simply must own in Lincoln Park.
