Updated 1-Bedroom Brick and Timber Loft with a Terrace for $370,000: 1040 W. Adams in the West Loop
This 1-bedroom loft in No. Ten Lofts at 1040 W. Adams in the West Loop came on the market in November 2025.
Built in 1913, 1040 W. Adams was converted into 266 loft condos in 2006, including attached heated garage parking.
This building has 24/7 door staff, a fitness room, a yoga studio, media and business centers, and entertainment and party rooms.
This loft is an authentic loft with exposed brick walls, 12 foot timber ceilings and “expansive” windows.
It is open concept with the living/dining room open to the kitchen.
The kitchen has white cabinets, black appliances, a peninsula with quartz and granite countertops and seating for 3.
The loft has “upgraded” hardwood floors in the living/dining room.
The bedroom does not have a window but it does have a “generous” walk-in-closet with custom built-ins.
It has a “spa-like” bath.
This unit has the features buyers look for including central air, washer/dryer in the unit and heated garage parking is available for $30,000 extra.
This loft is a terrace unit and the listing says these units are rarely available. It has a large private terrace off the living room that is in the building’s central courtyard.
This building is near the shops and restaurants of Randolph Street and is walkable to the Fulton Market restaurants.
Listed at $370,000 plus $30,000 for the parking, that’s $400,000 for this 1-bedroom.
It last sold in 2021 for $340,000.
Will the seller get the premium over the 2021 sale?
Brian Ban at @properties Christie’s has the listing. See the pictures and floor plan here. (did they use the same pictures as 2021?)

Is this 1 bedroom condo week on Crib Chatter?
it is interesting the price differences based on location.
Does the price include a $10k Abt gift card so I can put in appliances that match the redone kitchen to replace the 20 year old builder-grade appliances?
borrowed light primary BRs SUCK. Especially when the wall is shared with the cooktop–and speaking of which, where the fuck does that vent?? Also: doesn’t look 10′ wide; that’s only a queen bed–check the standard-size pillows.
LOVE the 8′ wide living room. Stupid to not do the old COMBO thing and call it 14×18.
Bath and kitchen updates are appropriate for the price tier and look nice in the pix–except the old, cheap, appliances.
Jul-21 PP + CPI = $404
Jun-18 PP + CPI = $434
Apr-10 PP + CPI = $376
Aug-06 PP + CPI = $442
Pre-con price + CPI = $332
…and someone spent close to $30k on updating it (’21 listing sez “The custom upgrades were completed in 2018”, so most likely the ’18 seller)
So far for 1-bed week (using RF numbers w/20% down, ignoring parking, rounding off):
3550 LSD (800 sf) = 2500/mo; ~$1200 cash
5000 Marine (1000 sf, but super dated) = 2750/mo; 2100 cash
400 Randolph (800 sf, best updates of the 4) = 4100/mo; 1700 cash
this one (800 sf) = 3100/mo; 1350 cash
Tough choice on just the price, IMO. I’d pick this one or 3550 depending on whether I prefer being on the lake and with some amount of view.
“Please stop with the sliding barn doors.”
With as tiny as that bedroom is, and the pretty compact closet, too, it’s the practical choice, if not the aesthetic one.
At least its not shiplap, too.

There’s not much on the market but I tried to find some 1-bedrooms that were newly listed.
