Urban Chic in River North: A 2/2 With a Wrap Around Terrace for $699,000: 421 W. Huron
This corner 2-bedroom in Huron Pointe at 421 W. Huron in River North came on the market in March 2024.
Built in 2001, Huron Pointe has 99 units and attached garage parking.
The building has door staff, an exercise room, a bike room, and a sundeck.
The listing for this unit calls it “urban chic at its best.”
It has a split 2/2 floor plan with 9 foot ceilings and hardwood floors throughout.
It is open concept in the living room, dining room and kitchen with sliding doors opening to an 800 square foot wrap around terrace.
The terrace faces south and east and has multiple entertainment spaces, including barbecues and a fire pit.
The kitchen has blue custom kitchen cabinets that have been “refurbished” along with custom hardware from Rejuvenation.
It has a built-in pantry, white quartz counter tops, a large quartz peninsula with seating for 4, GE stainless steel appliances, and a 2-drawer Fisher Paykel DW, along with a subway tile backsplash.
The primary bedroom is en suite with a spa-inspired all marble primary bath with a walk-in-shower and double vanity.
It also has a walk-in-closet which the listing says has a custom organized system ($5800).
The second bathroom has a new Moen shower.
The unit has the features buyers look for including central air, a new (2023) full size GE washer/dryer and deeded parking is available for $35,000.
This building is in West River North, near shops and restaurants like Mr. Beef and is near the Chicago Brown Line subway stop.
Listed at $699,000, that is $94,000 above the January 2022 sales price of $605,000.
With such low inventory citywide, will this River North condo get the premium?
Penny Bagherpour at @properties Christie’s has the listing. See the pictures and floor plan here.

I was going to say no deal, until I saw Sabrina mentioned its proximity to Mr Beef.
I’m guessing the lack of privacy discounts the value of the outdoor space
If the seller can get $650 w/ parking they should do back flips
Feels like a non-custodial parent home
“I’m guessing the lack of privacy discounts the value of the outdoor space”
The east side is private as there are no balconies above you and a brick wall on the other side. That’s very private.
South side has some balconies and another terrace over the fence. I’d have to be in it to see what it feels like.
What do people think about the color of the kitchen cabinets?
I’m liking the blue. It’s almost a Tiffany blue color. Split floor plan is also nice as is it being a corner unit. Lots of light.
Living/dining might be too small to put a dining room table at 20 feet.
“new (2023) full size GE washer/dryer”
Was going to ask why replace the ~4 yo machines, but see that it was to get ‘center’ controls, rather than reaching to the top of the dryer.
Decent amount invested in updates/upgrades since ’22–it’s much nicer that it was at the buy. Trouble is the ’22 price feels like a bit of an overpay.
Think JU is a little pessimistic here, BUT also appears that the current highest sale ever was $611k for this one:

Which included *2* parking spaces.
Nice… but not $140k then $6200+/mo nice.

I’d never buy an outdoor space like this. I live in high rise with units like this and there is constant complaints from owners about stuff being dropped off above balconies and landing in their space.

I like the color but you calling this “Tiffany Blue” is another example of you not having a clue
Put your down payment money in the stock market, and rent a baller 2/2 in a new luxury apartment with way better amenities that is dripping with talent instead.

I just looked at it again. It’s a cooler blue. More like a slate blue. Tiffany has more green in it so it’s not Tiffany Blue. I’d like to see some cabinets in the Tiffany Blue color though.
Blue kitchen cabinets is THE color right now. I wonder how long this will last?
What do people think about the color of the kitchen cabinets?
I like it but it’s so “of the moment” that it won’t take long to look dated.

Have to agree but only if the person is single and not sure how long they will be living in the city. Otherwise, it cans till make sense to buy a place if the price is right.
“if the price is right.”
Not really a ton of “right priced” place ATM, tho.
The brick walls a few feet from the LR window kill it for me.
