This 2-bedroom in the Grand Orleans at 330 W. Grand in River North came on the market in March 2024. Surprisingly, I don’t have a picture of this building. We have only chattered about it twice in the last 17 years.

Built in 2006, the Grand Orleans has 98 units and attached garage parking.

It has an exercise room and door staff.

This unit has a split floor plan with eastern city views.

There are hardwood floors throughout.

The kitchen is open to the living room and has modern white cabinets, dark stone counter tops, stainless steel appliances and the listing says it has a “large island” but it’s really a peninsula.

The primary bedroom has a walk-in-closet and en suite bathroom with tub and walk-in-shower along with a one sink vanity.

The second bedroom has a “high-end” modern glass wall system which acts like an interior window where you can see into the living room. It does have full walls.

There is a second bathroom with a walk-in-shower.

This unit has the features that buyers look for including central air, washer/dryer in the unit and garage parking is available for $25,000.

It also has a large east facing balcony off the living room.

The listing says there are “no pet restrictions” and that the building is “investor-friendly.”

This building is near the shops and restaurants of west River North including Al’s Italian Beef and Lou Malnati’s as well as the Brown Line and bus lines.

Listed at $449,900 plus $25,000 for the parking, or $474,900, this unit is also having an open house tonight, Thursday, Mar 14, 2024, from 5:00 to 6:30 PM.

Is demand so strong that they are having a mid-week open house to meet the request for showings?

Will this go under contract quickly?

    Everything is … fine, except the WIC, which sucks hard–that style of closetmaid rack is the worst.

    at a 6-cap on a cash purchase @$450k, it’s $3950/month.

    Are these really reliably renting for $4500+?

    No mention of Eataly?

    The unit for rent a $4500 has been walking down from $4700 since early Feb and is a fair bit nicer.

    I guess technically its a 2Br, but having a wall of windows from the LR kinda negates the usefulness

    Despite the staging, everything here is low grade

    It’s so packed with tourists and business dinners that it’s not an easy seat to get to dine in

    I suppose if you talking about takeaway then that’s alright

  10. With the current rates and little or no drop in prices since we had sub 3% rates, the monthly nut on some of these mediocre condos are way too high.

    Rents are at record highs in Chicago. For some people, they want to lock in their housing costs which buying allows you to do.

    The one in the Gold Coast is lovely and not too terrible depending on the night and what time you go. All the downtown restaurants are busy in the summer.

    Als is closer and has a lovely location. Took over the space from that long time Chinese restaurant.

    Al’s is a 4 minute walk,

    versus the unbelieveably longer

    5 minutes to Mr. Beef.

    Great location for them. I always see a lot of tourists in. Great historic building.

  20. Also, “best” lists are always subjective, but many of the Italian beef restaurants have been rated recently thanks to The Bear tv show.

    Mr. Beef didn’t even make this list in Bon Apetit.

  21. This is a great list of Italian beef restaurants in the city and suburbs. Two different Mr. Beef’s (not affiliated) are on the list as is Al’s original location on Taylor Street.

    Some of the other varieties like the Vietnamese sandwich look amazing too. I must be hungry as all of these places look delicious.

    Who is the typical Al’s customer? At the River North location I’d say it was a 20-something or 30-something who works in tech or the nearby Kellogg’s HQ.

    Mr Beef & Johnnies is really all you need

    Yeah the Pho looks like a good idea, especially if they’re using a good Viet/Hmong french bread
