  1. So guests need to snake past the refrigerator to get into the living-room. Floor finishes change on a diagonal at the choke-point between refrigerator, living-room and kitchen. What a soulless box.

  4. Showing bland properties without furniture is a very bad idea. I really think staging is crucial for these types of places. Now if you have lovely vintage features and so on, then you can afford to show the place bare.

    I don’t think there are 1050 square foot 1-bedrooms in 33 W Ontario, are there? That would be a 2-bedroom or a 1 bedroom plus den in most buildings.

    Every high rise and townhouse is a soulless box with the exception of some vintage units that may have crown molding and marble fireplaces. Otherwise, it’s all about interior design, right?

    It’s always amazing to me how many Chicagoans settle with simply painting the walls white and don’t do ANYTHING else to the property. Not even drapes. But New Yorkers, because space is precious and expensive, sometimes go all out. Some of those “soulless boxes” – even the ones built in the 1960s and 1970s- have so much character it blows the lid off of most of our properties.

    Paint and interesting furniture can do SO MUCH.

  12. Unless things have changed DRAMATICALLY, there are still no rentals allowed. This building was way over-rented and on the verge of being un-financeable just a couple of years ago. Great dog run and park area on the 6th? floor, and the location is convenient in every direction.

    Hey, you’re talking about my building LOL. Happened to see this after a search so wanted to comment.

    It is a building that’s a bit of a soulless box on its own, and certainly it has its share of rental level units (they’re under the 25% cap and the board’s trying to keep it lower if possible). However, if you don’t mind ripping out stock finishes and the rental-quality fixtures and doors, and gutting the place to remake to more modern tastes, it’s a great potential value as the West Loop gets hotter. That 6th floor dog run and little park is the secret sauce of the building – a great place to take your dog and/or small children to chill, as well as to BBQ or have a small party.

    Of course, the real value is location, being 5-10 minutes from the sexiness of the West Loop and a little less than that to Ogilvie or Union Station if you do minimal driving. If you don’t mind walking it’s 15 to 20 minutes to Michigan and Millennium Park, maybe another 10 more to the Mag Mile, River North or South Loop. Since there’s not much there except for the Jeff/Jack rentals and a loft building (I want to say on Quincy), it has an advantage especially due to the security aspect if you’re an owner. But you still have to navigate the desolation of the immediate area on weekends and living near Walmart.

    If that doesn’t bother you, it’s a fairly nice location as a home base. Not a neighborhood of course, but manageable as a bridge between others. It’s also Skinner’s district and a block from FXW if you’re willing to brave having school-age children in your house.
