Are the finishes in this one nicer? I’d say clearly yes, but are they that much nicer, especially accounting for 3 v 17.
706 is currently contingent at $219k ask. It defintely needs some TLC, but it’s livable, and half the price.

at the same $psf, the feature should be under $300k. It is too nice for $300k, but $400k still seems a big stretch.
