This 2-bedroom on the second floor of 2851 N. Burling in Lakeview came on the market in November 2025.

Built in 1916, this building has 6 units and some garage parking in the rear. It’s a walk-up so no elevator.

There is a bike room and large storage units for each unit. The building allows cats and dogs.

If it looks familiar, that’s because we last chattered about it in May 2020, which was during the pandemic.

In our prior chatter, there was a lot of discussion about the street this building is on as well as the price of the unit not really appreciating for over a decade.

The listing says this unit has been “beautifully updated” and is “vintage charm with modern amenities.”

It still has some of its vintage features including tall ceilings, crown molding, and a sun room/mudroom which has new windows as of 2020.

All the windows are double paned and there are hardwood floors throughout.

The primary will fit a king bed and has an en suite bathroom but it’s not private to the bedroom as you can access it from the hall. This bathroom has been renovated with new plumbing, marble floors and Kohler fixtures.

The second bathroom was originally a half bath but a small walk-in shower was added.

The listing says the dining room fits a table for 12.

The kitchen has white 42″ cabinets, granite counter tops, stainless steel appliances and a “newer” dishwasher. It’s open to the bonus sunroom which is being used as an exercise room with a Peloton in it.

There’s already a separate office, with a window. The listing says the second bedroom will fit a queen bed.

The unit has outdoor space in a private west facing balcony that overlooks the street.

It has the features that buyers look for including washer/dryer in the unit, space pak cooling and one garage parking space (although the listing says “covered”- but the 2020 chatter says it was a garage).

This building is in the Alcott and Lincoln Park High School school districts.

It’s near the Trader Joe’s, the Brown/Purple Line El at Diversey and the shops and restaurants of East Lakeview and East Lincoln Park.

The listing says the building is 100% owner occupied. Rentals are not allowed.

Listed at $650,000, that’s $177,000 above the 2020 sales price of $473,000.

    Apr-02 pp + CPI = $632k. It’s a LOT nicer than it was in 02, but still has the drop in sink in the uba tuba countertops.

    “a “newer” dishwasher” it is new since the ’20 purchase. As is the wash/dry stack–too bad it’s apaprently too small a space for full size.

    Paint colors are imo much nicer than when they bought. Somewhat appalling that the balcony roof is still peeling in almsot exactly the same way 5 years later.

  3. in an aerial map there is a car parked east to west orientation just south of the building. so is that an uncovered parking spot for the building?

    is there one parking spot for each unit? some covered and some not covered?

    finally i need the cc way back machine. why is non ny sad about the bathroom photo

    i do wonder how tight that shower stall is in reality
