It doesn’t list when it was built but we can guess probably 1880-1900. It has 4 units and outdoor parking behind the building.

Unfortunately, most of its vintage features have been stripped out. It does have two fireplaces, however, one in the living room and one in the lower level family room.

There is a unique “atrium” which brings in natural light into the hallway.

The first floor has the primary bedroom and the second bedroom.

The lower level, which is connected via a spiral staircase, has a large carpeted family room with a wet bar and mini-refrigerator, along with a brick fireplace and surround.

1329 N. Dearborn is near the shops and restaurants on Rush and Division, the Mag Mile and Old Town. There are two farmers markets nearby and multiple bus lines.

    HAHAHAHAHAHA

    NFW there aren’t multiple specials every single year. I can’t even imagine what kind of building insurance they have if they have this level of assessments.

    That being said. I’m partial to the unit and location but would want to figure out how much visible updating to do like to the bathrooms and non visible updating like furnace

  2. October 2000 for $780,000 + CPI = $1.45m

    This was a relatively more desirable location in 2000 than it is now, which is a big part of it. The rest is that it’s at least $200k worth of cosmetic updates to bring into this decade (which ignores the decent likelihood that the hvac needs an update too).

    Appreciate the quotes there, as a lightwell is not the same as an atrium. And a lightwell ain’t unique in the GC.

    Barring anything weird that’s not visible in the pix, seems like an ask that’s reality based and likely to get a reasonably quick sale.

    AMV is $801,900 which is (IMO) pretty ok based on the property history.
