This 3-bedroom at 2233 N. Bissell in Lincoln Park has been on the market since June 2012.
It is NOT on the El side of the street.
Built in 1891, it has many of its original features including original moldings, a wood burning fireplace with the original oak mantle, built-in hutches and pocket doors.
There is also a custom wall of bookcases.
The kitchen has white cabinets with wood counter tops and it looks like there are white appliances.
It has washer/dryer in the unit and garage parking but no central air- there are window units only.
This unit is on the second floor of a 3-unit building.
It has been reduced $50,000 since June 2012 and is now listed $89,000 under the 2004 purchase price.
Is being on the second floor of a vintage building hurting the re-sale of this unit?

Look at an aerial map of the place and it is quite obvious what is meant. Properties on the east side of Bissell, like the the property being discussed, do not have the El in their backyards.

Charming enough, but I’m guessing the small room sizes (especially kitchen and LR), are working against it. I’d definitely choose this unit over new construction in the area, and Bissell is a very pleasant street as long as you’re not on the El side. But this doesn’t look big enough for a family. Better for a young couple or retirees. Needs to go down below $400K.
The room sizes don’t seem bad to me although it isn’t a huge kitchen, but what do you expect in a vintage place?
I think the 2nd floor location combined with the lack of a/c and a blah kitchen are hurting this place. Too many compromises and work to do….
Seems decent to me from the pics and description. Price seems in line for the locatio and unit. I wonder if it feels cramped inside and how loud th el is. I know its runs slows over there so it may not be bad. With all the M plus SFH’s on the street, I bet it’s fine.
This should get scooped soon. Wonder if the other units are rental, making financing difficult. The rental option would be awfully tempting given the location. Think this unit could get $2600 easily.

I agree with Dan #2 I think the small rooms would be hard to work with. Not to mention the paint color in some of those rooms isn’t exactly ideal, its working against their size being so dark. A nice space for sure, but with all the potential changes (paint, appliances, etc.) that would need to be made I think $400 is a more reasonable cost.
Sorry for the off topic post given the impressive string of comments about the property. I know I’ve seen recommendations here for reasonable, good reupholsterers but I don’t seem to have bookmarked them. If anyone has a recommendation, I’d appreciate it.
Re this unit… it’s a small association, with all that entails. With assessments of $250/mo., I hope nothing goes wrong over the course of time as the likelihood that all three owners will feel the same about major repairs and will be proactive about maintenance seems slim. I also think the lack of central A/C is an issue here, and that some inexpensive SS applicances might be a worthwhile investment to counteract the “there’s a lot of updating necessary” vibe from the wallpaper, etc.

I like it! Some rooms may be a little cramped, but it has a nice feel and great details. I’m actually surprised that it’s still on the market, though share some skepticism about the bank actually accepting offers that low.
The kitchen seems lovely to me, though certainly not fancy. Some minor cosmetic updates (wallpaper in 1 bedroom, outlet plates, gold-colored fixtures in the bath), and it would be a great place to live. I love the built-in bookcases and the vintage mantle. Honestly, this seems way too nice to rent out.
Saw this place over the summer. Great vintage details, but not the best renovation I’ve seen. Actually “not the best” is an understatement. Poorly done paint (painting vintage plaster is an art), poorly done wood stain, poorly done kitchen (the kitchen was shoved into what might have been a pantry/closet space). Tons of potential, but you’re looking at some work…
Putting the master bedroom where the kitchen is supposed to be is hurting this place. Having the rear entrance go directly into the master bedroom with dirty, wet, snowy feet and a blast of arctic wind is hurting this place. Having the porch off of the master bedroom is hurting this place. I’ve seen a ton of vintage units destroyed by this configuration of putting the kitchen in the living room and it totally sucks.
Agree that a porch off the master bedroom is not a good thing but if I am understanding correctly, the master appears to be in the back. Even given the so-called “quiet” saide of Bissell, barring excellent soundproofing (unlikely in a vintage building), I don’t think I’d want my master bedroom facing onto Bissell.
