This American four square in Logan Square at 2048 N. Humboldt Boulevard needed some love but with its stained glass and wood floors it had good bones.

Reduced $300,000 from its original listing price a year ago, it recently closed $59,000 under the lowered list price.

- I couldn’t find a prior sales price
- Was listed in June 2008 for $1,099,999
- Withdrawn
- Back on the market in March 2009 and listed for $799,000
- Closed in June 2009 for $740,000
- Taxes of $6,069
- No central air- window units
- Mario Greco at Rubloff had the listing.
It’s like a global scumbag disease with brokers. I go to sign contracts today on my new place here in Brasil and the broker who worked me up by telling me if he cuts his commission would I go a bit higher to make it work, I find out tonight he never cut his commission and made both sides move thinking he moved.
Man it’s just so consistent with this profession it’s unfreakin real!!!!!!

Beautiful big house, but kinda pricey for the area….hope for the buyer’s sake that this part of Logan doesn’t backslide too much under current conditions.

Have you walked down Humboldt? It’s stunning. Yes, there may be some gang problems and other issues, but there are also a lot of great people and some of the most beautiful houses in Chicago. And the boulevard itself is incredible, as is the park. Call it “ghettoville” all you want, but there are few more well-planned and architecturally interesting areas in the city.
No comment on the price paid — might be high, might not — but I don’t question the buyers at all. This kind of house, on that kind of street, is a rare find in Chicago at any price.
AAAHHHH I recall now where I was called out on whether or not I had actually seen this place. I think Kenworth waa involved in attempting to doubt my statements followed my MG himself….laughable accusations as it took a while and a big reduction to finally get it to move. If I recall correctly, there were a good amount of repairs that the new buyer would need to perform to bring it up to a condition that would warrant the original asking price.
Overall while it was a decent home, there were a number of moderately costly maintenace issues…that I am thinking was the cause of such a large reduction in price. It must have been the ‘victim’ of a thorough inspector who is experienced and honest enough to tell the truth.
Happens so often to buyers who see the cosmetic beauty in a place while overlooking much needed repairs. Good Luck and hope you have some capital to invest in the short term!!
Um, Westwackelo, the buyers were experienced home renovators who bought it “as-is.” There was no inspection needed as they are going to redo the entire house. And I’ll get out ahead of this one – you were NOT at my 430 W. Roslyn listing nor 474 W. Deming.

What does the reduction have to do with the accusation? Besides, the reduction was prior to zero’s apparently false claim of viewing it.
MG has identified himself as the listing agent, Mario Greco.
Say what you will about agents (like I do,) but this one is very successful. I doubt he would allow someone to masquerade as him here, especially when it seems clear that the zero is calling him a liar.

“the buyers WERE experienced home renovators”…perhaps should read “are…..” just as they should be, as that is the only type of buyer who would be able to bring the home up to where it should be. As I stated in the prior chatter, while this place does have the potential to be someone’s dream house, it would take a sizable bankroll and some in depth knowledge of the renovation process…I will give you that MG. “As Is” always scares the hell out of me, and in this place rightfully so.
Reread my post without anger or envy and try to understand what I was stating. I said the reason for such a large price cut ($360k or roughly 30%) after a year long deterioration period on the market was because ‘it was the victim of a thorough and experienced home inspector’ who uncovered it’s deficiencies. BIG difference from what you are trying to cover up now…your poor job of marketing and lying about this property.
During the last chatter you flippantly stated you could care less about what is written about your listings on CC, perhaps you would do well to CARE a bit more and be honest during your showings? You had every opportunity to be truthful about this place on the prior chatter but did not do so in hopes of a sale to an unknowing and inexperienced buyer.
Please refresh my (our) memory and explain about your other listings I allegedly toured…430 & 474. I never claimed I was at either. I make notes in journal entries for every place I see and while Humboldt is in my journal, neither of those are. Why are you attempting to degrade me publically by making such false and irrelevent accusations?
After your lack of professionalism, ‘attempted’ unscrupulous behavior and display of desperation during a showing (I am sure you do remember me but choose to black it out) where you talked yourself in a corner, perhaps I too would be quick to try to defend myself.
In closing what I hope will be your last exchange with me…I refer you to the first post in this article by ZE…that descripition fits you to a T! Good Luck and try harder covering your blunders.
And please, PLEASE Sabrina, do not delete this post as I feel I am being unfairly attacked by an agent and am writing this post only in defense of myself. I have no reason to make false statements here for the sake of building my reputation in this industry. I don’t have the time or need to do so, but when attacked like this, I will defend myself with the truth.
