Gotta love those bedroom sizes; a true 3 bedroom place. If assessments included a bit more like heat, I’d say $1k/month wouldn’t be terrible; but they don’t include much it seems.
Living room looks smaller than certain bedrooms; probably from stuffing it with too much furniture. Kitchen cabinets & countertops need updating. Decent price for that much square footage but you pay on the backend with assessments.
It makes more financial sense to either compromise and get an awesome 2bd/2bth with reasonable assessments, or explore smaller 3bd/2bth with reasonable assessments. 545 W Belmont Ave 1W, and 2615 N Halsted St (a SFH!) seem like much better deals, the former being a deal for modest increase in price compared to this Surf property. Although many wouldn’t want to live on those noisy streets which explains the pricing structure.

I do like all these old courtyard buildings in lakeview… I wouldn’t like that location but i’m sure someone will think its “fabulousssss” and scoop it up quick.

The actual living room is quite massive actually. It’s something like 30 feet long. But some of the unit owners split it into two making half of it a “den” and the other half the living room. Otherwise, a lot of the space is wasted unless you have a pool table or a piano or something to fill it up.
Great looking place and a beautiful building. The location is probably noisy right on Broadway.
I don’t usually like courtyard buildings, but this one is really nice.
