  1. Ow wow… we also bought in E. Lakeview in 2006. 2/2, NO a/c, NO parking for $380K. Oh man. We do have a huge separate dining room plus a den and a sunroom though, so it’s likely much bigger. But this price makes me depressed a bit:(

  2. I looked at the unit on the third floor right above this one. I can’t recall exactly, but it wasn’t cheap. I want to say close to $500k (or $450k or $550k). It was newly rehabbed and nice, but tight a space especially at the price point (which I can’t remember). I do like the area – and the place includes parking which is key in this area.

  6. Not a great public transportation spot to be in- over a 10 minute walk to Wellington…and I think I remember this from house hunters as well!

  7. I commented on this place last time it was posted as it was on my radar before being posted on CC. It’s not so much the small kitchen, but the placement of the kitchen. It’s in the back of the unit whereas all the living space and even the dining “area” are in the front.

    Nice unit, but the awkward layout kills this place. Also, I think the price is a little high compared to what else you can get in the $350k-$400k price range.

    Last time this place was posted the agent showed up to defend the place and it’s pricing. I wonder what he would say now that this place has been on the market for 5 months with only a $5,000 price reduction.

  9. I think they should go for a more dramatic price decrease to get some more attention. Maybe drop it $20,000 to $349,900. I don’t think it sells for a dollar over $350k. It’s funny a realtor was defending a place, and now it’s still on the market. The market is talking, as no one has bought it.

  10. I don’t see it selling at this price either. But after the realtor defended the price to the death last time, I don’t think a $20,000 reduction is in the plans. Oh well, it will just continue to sit on the market.

    This place will continue to sit and sit. I saw this place 2 years ago at an open house and the layout sucks. I agree with RE_novice in their post. You can at least get a better layout for $350 in Lakeview.

    BTW, Eric Rojas was not the guy at the open house when I went. Thomas Reid was and seemed desperate. After MANY open house emails regarding this property and no bites, I think Rojas said he’d take over the sale of this one.
