  1. Does anyone else think that mounting the TV above the fireplace is lame? I guess I just have an issue with watching the TV when it’s 2 feet below the ceiling!

  2. My favorite home listed in all Chicago is at 1313 w 32nd (5,270 sq ft, 4 beds, 5 baths). Around the same price as this but a real McMansion.

This is nice but for around this price you don’t need a narrow SFH with no lot: you can have the real deal McMansion a block away. This unit is way overpriced.

  3. Tony – none of the pics have a TV in them. what are you talking about? Just a general comment?

It looks like it doesn’t ahve any enclosure around the shower. am I missing something? Overall it’s pretty mediocre. Nice, of course, just mediocre.

  6. House “defeated” bailout package. These politicians have made a huge mess by essentially promising something and then taking it away. This was not something to joke with and if the polticians did not think it could pass, they should not have mentioned it. What a mess….what a mess.

  10. I refuse to pay this kind of money for a house that doesn’s have a decent entryway. Jut plain stupid planning.

  11. JB–I feel the same way. It’s really amazing how many new construction SFH we see on this site with this kind of entryway (or absence of entryway, more accurately).

  12. I’m with Tony on the “lameness of tv’s above the fireplaces.” It’s about as lame (if not more lame) as a yuppie’s art collection [from Z Gallerie] hanging too high on the wall or just hanging incorrectly.

I’m betting that the TV-fireplace idea was hatched by …
    a. television manufacturers
    b. “Inferior decorators” with home study certificates
    c. strip club owner goombah’s in New Jersey and Staten Island
    d. all of the above

Whatever the case, IT DOESN’T LOOK RIGHT.

  13. Note that the builder has the tv connections available… But that doesn’t necessarily mean you have to use them. I suppose if I were doing a similar project I would at least make the hookups available for the would-be buyers with bad taste. Doesn’t hurt to tap the market even if the appeal is wrong.

There’s a flipper in Boston who’s installing these historic looking fireplaces with moldings that go almost to the ceiling… The moldings are designed to accomodate a plasma tv. If you hate “plasma above fireplace” as much as I do, then check this one out for a good laugh.

What are they going to do with the fireplace when the god awful fad comes to an end ???

  14. TV’s above the fireplace is also annoying to watch. It strains my neck. I personally prefer my television lower to the ground or closer to eye level as I lounge on the sofa.

  15. I think the TV above fireplace is just something you file under “things you’re not supposed to do.”

I would cluster it with the following mantras that most people know but few people actually follow:

    * watching tv in a dark room is bad for your eyesight.
    * wearing heavy backpacks over one shoulder is bad for your back.
    * putting a tv up near the ceiling is bad for your neck.

  16. Update: the McMansion I mentioned above apparently is not completed construction. The shills put pictures of the same model but a different, completed house on the MLS. It apparently needs the kitchen as well as the bathrooms to be completed. I always thought that pictures on the MLS must correspond to the specific property being represented but what do I know. The developer of Bridgeport Village beat the market collapse to the punch and went bankrupt some time ago.

  17. Six months later and this place on Throop is still for sale, four more minor price cuts and its now asked at $587,900.

At some point you have to laugh–this place was originally listed on January 16, 2008 and the listing is 438 days old.

  18. Maybe if they wait just a little bit longer it will sell? bidding war maybe?

  19. Bob:

For at least a year, I’ve been wondering how long these empty houses will sit on the market. There are hundreds just like this all over the city. Most have been on the market for a year or more with little price reductions.

The market will pick up EVENTUALLY right?

    It just takes 1 buyer.

  20. We should start celebrating the birthdays for these MLS listings, some are getting so old that we might have to enroll them in kindergarten at some point!

This one had a price cut to $549,900 today. I am sure this new bargain basement steal of a deal list price will surely ignite a bidding war. LOL!

  21. Too bad for this developer there is a foreclosure at 3311 S Throop that is a comparable property with a better layout and it just had its ask price cut to 400k. This developer is toast, no other way around it.

  24. Just relisted recently to give that fresh new minty smell on the MLS. At 549,900. I doubt playing MLS games is going to save this developer.
