Walled Terrace in the Heart of Streeterville: 211 E. Ohio
Who knew you could have a private, walled terrace of your own in the middle of Streeterville?
You can in The Grand Ohio, at 211 E. Ohio. Built in 1984, the building was originally apartments but was converted into condominiums in 2000.
The building is massive, with 595 units. Washer/dryers are not allowed in units except on two particular floors- the third and some on the fifth, which have been grandfathered in after the condo conversion.
Unit #509 which recently came on the market, is one of those units with the washer/dryer. It has a 400 square foot south facing private terrace. There are no other balconies or terraces on the floors above you- so there won’t be the random flipped cheeseburger falling on your terrace from above.
Is this unit a deal compared to other Streeterville units? (Such as the 1-bedrooms across the street at 600 N. Fairbanks?)
No square footage is given but here are the room sizes:

- Living room: 16×9
- Kitchen: 11×9

I know some people who live here. It’s a great location with great amenities, but it’s a craptastic building. There has been scaffolding all along Ohio in front of it for the past couple years because they’ve had to replace all the windows because they are failing.

I love these units and I was in this one. It is quite large with terrific closets, probably 900 sq ft. The Terrace is wonderful. The last “terrace” unit sold a few years back without the washer dryer and parking for around $290K.
Does anyone know the rent for this unit prior to the conversion?
Like any building (including 600 N Fairbanks), the windows have to be replaced every so often. Typically, it is 30-40 years. Yes, it was built as a rental, so they had to replace them earlier. They did a special to cover the costs.

I don’t think the scaffoling has been there for years and years, considering I helped move my friend into the building last Sept and there was no scaffolding on the Ohio side. I do agree, though, that it has been up for a long time (close to a year now). Amenities in the building are kind of craptastic. Racquetball court is a joke as well as the basketball “court”
The southwest corner of this building abuts against a parking structure which is scheduled to be torn down and replaced w/ a midrise condo. Not sure where this unit is situated in the building but if its near that corner, any natural light will be cut off as you will essentially be looking into an alley.
That terrace is nice, but I don’t know how I feel about having all of those units above me with a direct view in.
this place is way cool–but I sure do wish it had one more bedroom. Is the living room really only 9 feet wide? Sure doesn’t look it from the pictures.
I believe they also had to drill out and redo all the garage floors over the past few years?? Anybody know more about the maintenance issues here?

should be a “19” foot wide living/dining room, not “9” foot wide, according to MLS.
It is actually quite difficult for people to see you down there. Since there are NO balconies above you, people would have to really lean out the window to look straight down.

The rug is probably about 6′ long, so it could be only 9′ from the windows to the adjacent “room”. The photographer chose (or got lucky with) a good angle to make it look big.

Unrelated question, I used to look up past RE sales on the Tribune website, but have found that feature unworkable for the past few months (deliberatly I assume). There appear to be a number of experts here that have detailed access to this type of RE data – can you provide pointers on how to obtain it? Thanks!
What do you experts think of the list price? For 900 sq feet, even in Streeterville, it strikes me as pricy (over $350 sq. ft.) given its age and the competition nearby. Then again, that terrace rocks.
Oh, and changing the subject but, did anyone notice that there is a 1/1 in 340 OTP that recently dropped $40K down to $400K asking?

That is a sweet terrace. Most of the new construction in SV is going for $450-$500 per square foot. This is an older building so a 20% or so discount seems pretty fair, right?
Streeterville Realtor, they finally opened the roof deck at 600 NF today and it’s incredible. You should check it out!
While this unit and terrace are beautiful, the building is so hideous so as to be a deal breaker to me. If you can get over living in a bent soviet style highrise this might make sense.

I like the idea of a terrace, but the terrace walls are too high for my taste. A streetscape is far more pleasant than a brick wall twenty feet away.
Deacon, checked out the roof deck, very nice. Work out room is too small for a building that size. It will have to be expanded.
DD, the brick wall gives you some privacy. I like it.
Point 1 Thanks to the eagle eye on the scaffolding. They were correct the scaffolding went up this year and is already down. The scaffolding was to install all new energy efficient windows on the north side of the building. The building has been in the process of a full building window replacement. The extremely lucky buyer of this unit will have all new windows and a sliding glass door system. Energy efficient and all, fully paid for!!
Point 2 Regarding the amenities this building has some of the best amenities in the city, including an excellent (no extra charge)health club which is more than adequate. Also it is open 24/7 for you and your guests. Which is unheard of.
Point 3 As far as maintenance of the property, the building has an exceptional property manager who has been executing a comprehensive repair and maintenance program which included the elimination of all of the usual developer deferred maintenance. There is truly nothing major left to be done. We are in top condition. The next project is new corridors. We will really rock when that is done!
Point 4 I have lived in this building since 1988 and in my terrace unit since 1990. I actually purchased 3 terrace units here. I love my outdoor, backyard in the city. I am a gardener and love to contribute to the environment with my garden space on the 5th floor. I consider these units, the BEST units in the city and this unit is underpriced for what it offers. There is nothing like it in the entire city!! I will live here forever and will never sell it. I cannot believe this unit is even available. If I did not already have more than 1 terrace unit, I would buy it myself.
Point 5 If you have a pet, this would be the coolest unit as your pet actually gets a real backyard in Streeterville!

I like this unit, but it is way overpriced.
Every other 1 bedroom in this 24 yr old building is in the $245-$250K range.
A 400 sq. ft. terrace—while an true bonus— is NOT worth $75K (particularly in the current market).
The parking space should also be included, since a buyer should spend at least $35K to update the bathroom and kitchen (given both are dated and too suburban looking).
Also, LovesTerraceUnits intimated that this building’s hallways will be updated. Does that mean a hidden special assessment in the near future for any buyer?
P.S.
The 24/7 “health club” in this building is a joke. It’s too small and offers little to anyone. If you want a serious work-out, you would need to buy an Equinox or Lake Shore Athletic Club membership in the neighborhood.
