This 2-bedroom penthouse in the vintage building at 433 W. Briar in East Lakeview just came on the market.

The building was built in 1929 and has 34 units.

We’ve chattered about this building many times but most of it was in 2008-2011. The building was converted in 2007, at the end of the housing bubble, and it got caught in the bust.

This penthouse has tall ceilings with crown molding and wainscoting.

There are hardwood floors, arched doorways and French doors.

There’s no pictures of the kitchen (directly) but you can see it in one of the pictures. All the kitchens and baths in this building were replaced in 2007 when the building was converted.

It appears to have wood cabinets and a stainless steel refrigerator.

Where do the stairs go? (see the pictures)

Is this a duplex?

The listing says there’s a master bedroom designer suite. Is that what is on the second floor?

This unit has central air and washer/dryer in the unit. There’s no parking with the building but the listing says you can buy it across the street for $40,000.

The listing also says it’s leased until 2/28/2017.

At $619,000 is this a deal for a penthouse in this neighborhood?

  11. Furthermore, “what’s wrong with the real estate industry” of today is those cameras they use to make rooms look much bigger than they are. Also shooting and including fantabulous pictures of the courtyard that you will have NO access to. There’s a condo that I rented in one of the “trendy” neighborhoods that she’s been trying to sell since……2008, when I moved out. Of course she’s rented it again off/on but she’s now at $40K less than what she paid for it in 2001 with parking included.

    Two major errors. It’s now stigmatized from being on the market for so long and being priced ridiculously from the beginning. And once the prospective buyers arrive to discover that the first floor residents “own” that courtyard along with the shoebox size of that place compared to the pictures posted…..game over.

    No offense, NoDifferent, but it doesn’t really help to google the crime and post about it on the properties on here. There is crime, including muggings, in every area of the north side.

    So I don’t understand your point. We’re all big city residents. We know what’s going on out there. If you’re implying this is somehow a shitty neighborhood, I think most people would beg to differ.

  15. Yes Sabrina, “it’s a big city and these things just happen”. However VIOLENT crime has SOARED in that neighborhood since 2010. People should be “more aware of their surroundings”, especially when home hunting. Some 40-something born raised Chicago natives are trying to flee that neighborhood but will be taking a significant loss on their condo in order to do so.

    I’m not “googling”, I lived there. Not being able to walk to your gym that opens at 5am before the sunrises and being on lock down by 9pm else you “deserved it anyway” has a serious impact on home values.

    When the 40 year residents of the single family home were beaten with baseball bats during a home invasion next door to me in Lakeview East in 2010, the neighboring “artist” commented to the press that “they never used to come on this side of Broadway before”. Well they do. And have been for over 6 years now that I know of. That area is trash.

    Really?

    Please show us the examples because the last I checked Lakeview has met or surpassed bubble highs. Did they buy right at the top of the bubble 10 years ago? If so, at least they have paid down the principle so they should have significant equity even if just breaking even.

    If they bought in the last 5 years, they are making a killing. Chicago home prices up another 5% last year alone.

    Up, up, up. Lakeview is booming.

    Well, yes, but (1) the discussion has been about a relatively small set of UMC type careers that are not (necessarily) small businesses, and (2) “culture” does have a commonly understood meaning.

    Sure, if one is “opposed” to “culture” as effete/librul/whatever, or simply is a 100% ‘outdoorsy” person, then ‘culture’ ain’t a plus, BUT one cannot contend–using standard American English–that [pick any area with <~250k population] has 'culture' "preferable" to Chicago. Might be preferable to an individual for 1,000 reasons, but the presence of better (rather than the absence of hated) "culture" ain't plausible w/o bending the language (which *is* rather popular right now).

    Even within the UMC subset, how many times are you eating out at Alinea a year? The Museums are top notch but much like eating at Alinea once or 2X a year, same with CSO, etc.

    Many markets smaller than Chicago have upped their “Culture” game. Food/Theatre/Etc while maybe lacking at the very top end is on par with Chicago. IMO/E most people don’t take advantage of the culture afforded them in their current abode.

    True, but some people value the availability. Kinda like the (somewhat mythical, but genuinely possible) surf and ski on the same day in LA.

    Sure, almost no one actually does it, but where else *can* you do it? Certainly not in Nashville.
