Want Space? Head to Rogers Park: 7355 N. Seeley
There are lots of new conversions in Rogers Park right now but this one at 7355 N. Seeley caught my eye.
The 3-unit building has great windows.
Currently, there are two units on the market including a 4 bedroom, 3 bath that is 3400 square feet.
This is the smaller three bedroom unit:
Barbara O’Connor at Baird and Warner has the listings.
Unit #2: 3 bedrooms, 2 baths, no square footage given
- Currently listed for $324,900
- Parking $15k extra
- Assessments of $175 a month
- Taxes are NEW
$324K? That looks like the deal of the summer.
as of a few years ago, that hood was very very sketchy. Not sure if it’s improved.
324K?
It’ll be worth 295K next spring. If the owner is lucky.
(Nice lookin’ building, though.)
“That looks like the deal of the summer.”
Does it come with a bulletproof vest?
I know this area well, and I can tell you that this apt. is NO DEAL at $324K, especially since it’s too close to Howard St.
Go to zip codes 60645 and 60659, in the $250K to $300K price band, and you will see very many units of this type on better streets in W. Rogers Park, in better buildings, with better architecture, for less money. There is one on the market for $279K in the 6300 block of North Washtenaw, been for sale for months, that is much, much better than this unit, and also in a much safer area.
Rent for a unit like this is usually $1200 a month plus heat. I just located an absolutely gorgeous one with 3 beds 2 baths for an elderly man of my acquintance, on a really fine street nearby.
The closer to Devon you are, the better.
Also, regarding the bulletproof vest- go down to the 6000 block through 6900 block in West Rogers Park, and you will definately not need it. West Rodgers Park is by and large a wonderful, safe, clean neighbhorhood with incredible architecture. However, the 7400 block north is too close to Howard St, where we are having big problems, and you should think carefully before you buy there.
where does west rogers park begin? I always thought it was west of ridge.
Those windows are absolutely glorious! What a nice unit…wish there were pictures of the other rooms (bedromm, bathroom, etc).
West Rogers Park is usually thought to begin at Ridge, but some folks say it begins at Western Ave. Yet others say it begins at California Ave, which seems pretty far west to me.
The North boundary is Howard St and the South is, I believe and am not certain, is Granville. Or at least I THINK it is.
“South is, I believe and am not certain, is Granville.”
Actually I think the southern border is Devon.
Actually, no. The neighborhood is considered to extend pretty far south of Devon. Some people include the area in 60659 all the way south to Bryn Mawr, west of Western as far as Kimball, as part of this area.
About the kitchen in this place…. can rehabbers do a better job of arranging kitchen appliances? It is poor design to park the range right next to the fridge.. makes the fridge work harder and consume more energy.

Laura, what is it you do for a living? Hmmmm.
@ Laura about appliances:
I’m totally with you. not only abuot the energy but also, it makes it harder to use the 2 burners next to it. i’ve always had the problem of pot handles having to be turned to the inside over the range. this causes 2 things: if the oven is on, it usually scorches the handle and same if you use the burner next to it at the same time…
South boundary would be Peterson. I just saw a reference to Lincoln Square going all the way up to….Devon! Devon is the boundary between Edgewater and Rogers Park. Between Peterson and Devon the boundary would be the railroad viaduct.
Dreamtown’s neighborhood guide lists the West Rogers park boundaries as Ridge, Howard, Kedzie, and Peterson.
Some of the confusion comes from the official neighborhood designations (77 in total) versus the more flexible UN-official neighborhoods. Yes, West Ridge (Official) does go that far south, but that includes Peterson Park and other unofficial (and ill-defined) neighborhoods. So, what’s the south boundary of West Rogers Park?–it depends on whether or not being in WRP is a good or bad thing and whether you’re a buyer or seller. Kind of like where does Bucktown end and Humboldt Park begin?
