This 2-bedroom in the luxury high rise The Pinnacle at 21 E. Huron in River North just came on the market.
It is a short sale and is listed $200,000 under the 2005 price.
The unit is unique in that it has 12 foot floor to ceiling windows in the living/dining room which overlook a 1800 square foot private terrace.
The unit has a split floorplan and is larger, at 1446 square feet, than most 2-bedrooms.
The kitchen has cherry cabinets and granite counter tops. I can’t tell on the appliances- but they look black to me.
It has stone baths and side by side laundry.
The unit has the other features buyers look for including central air, washer/dryer in the unit and parking is included.
The listing does say that this unit is on the same floor as the pool (which could be good and/or bad, depending on your point of view.)
At just $550,000, is this a screaming deal for the space, and terrace, in this luxury building?

I toured this unit in 2005 – this is the private terrace and it’s bigger than the unit itself. Loved it but the asking price was $770K which seemed way too high even then.
Apt. is low down in the building (first floor of the apartment tower), and the windows are set between the huge concrete columns holding up the tower above you. I agree, it is an unusual and strange effect. Ceiling height proportions are odd too… possibly issues are unique to units on this floor where the tower joins the garage structure.

9. Neighbor upstairs pays rent to keep it there and uses a fishing pole to cook/retrieve food.
10. The former Wrigley’s Doublemint twins live there. Everything is twice as nice.
And I think this is kind of an ugly building too, close cousin to its neighbor Fordham (though I have no idea whether the same concrete problems will present in Pinnacle). 55 E Erie is my favorite in this hood.

And since you’re in your 20s you wouldn’t have to worry about the gaucheness of throwing those swanky, gatsby-esque, terrace parties in this worst downturn since the great depression as your young & shallow peer group likely won’t be making the decisions on your career advancement.

Looking to buy you should not only buy this place to put a hot tub up on it but why stip there why not also go for a kitchen. Some real visionary & likely trendsetter did that over at vetro to a unit iirc

Hmm, where did this come from. Unfortunately or is it foruntately, I’m not in my 20’s. However, when I was in my 20’s I could afford this place and I probably would have had ‘baller parties’ as you put it. As it turns out I bought a diff place with a rooftop deck and yes I had ‘baller parties’. What’s up with the negative attitude to those in there 20’s anyway? Did you not have fun when you were at that age? Were you left off the baller party invites? Did that decade pass you by?
FYI, those assessment and taxes are not ridiculous for this place. They are in line. Not cheap, but not ridiculous. Most 2/2’s around 12-1300sf run in the high 6’s a month to 800. This place is obviously bigger, the terrace could be a factor but is prob a limited common element and the taxes are in line for a $750 sell price.

Utilities such as heating, waste, water, etc. from all units need to travel horizontally and consolidate before garage space, as columns may have different spacing due to garage requirements. Increased ceiling height is common on the floor above the garage: sometimes the floor above the garage has varied ceilings such as in this case, sometimes the pipes are exposed as in lofts (401 E. Ohio?), and sometimes the ceiling is all one uniform height. The Hancock building has this same effect on two floors that have higher ceilings.

The deck furniture may look comical, but if you look out the windows in the pictures of the bedrooms you will see that the furniture is in fact out on the patio.

Are you SURE it’s not photoshopped in to make it consistent? VHT does good work, but they do photoshop in furniture and everything always comes out looking surreal.
I lived next door in 701. A few more sq ft and all floor to ceiling windows. (Not fun in the winter with baseboard heat!!) The smaller windows are on the North side of the building. The West side which faces the terrace is floor to ceiling. My unit had a 2400 sq ft terrrace…only accesible from the bedrooms! The way you see the terrace is exactly how it looks two grills and all. At the time I though the Pinnacle was the most beautiful new construction buildng in the city. I still think the arches on the base are beautiful, but I have also started to think the rest of the tower is ugly. My Unit has recently also resold as a short sale for $505k.
Looks like some organizations will come to the rescue of one-bedroom condos.
