We Love Authentic Lofts: 11 N. Green in the West Loop
The West Loop has some of the most authentic lofts in the city, especially in buildings that were converted a decade ago.
11 N. Green is an 11-unit brick and timber building that’s within a short stroll to the restaurants on Randolph Street.
This 3-bedroom duplex unit has 17-foot high ceilings.
Maria Sabatini at Rubloff has the listing.
Unit #2B: 3 bedrooms, 3 baths, 2200 square feet, duplex
- Sold in May 1999 for $284,000
- Currently listed for $749,000
- One car parking included (second is $25k)
- Assessments of $490 a month
- Taxes of $4,280
Wow, this place is really nice. Truly what I think a loft should be.
I wouldn’t want to pay for the heat, but it sure is a nice space.
It really irritates me when I see a nice looking unit that is priced so high, especially when just a few years ago it was priced so much more affordably. Nevertheless, this seller picked the wrong time to sell; there’s no way this property is worth 3x the 1999 price.
Sure, the area has improved in 9 years but $749k is just pie in the sky high.
Pretty big place though; is the price/sqft different for lofts than for other condos? What’s a reasonable rate?
What a joke, do these sellers know that the housing bubble is bursting?
The greater fool was and is the seller.
Fair value = $300,000
Blue… really, blue?
Really really really really blue. Has no one told how little a quart of paint costs?
Exposed brick on the exterior walls, all that glass, and the 17′ ceilings look nice, but with GFA heat and natural gas costs doubling over the summer, are unit’s like these the real estate industry’s Hummer?
has since come down to $635k, but still wants an additional $50k for two parking spaces. I don’t think they’d even get the price with the parking included, so he might as well include it to start.
