    With killer assessments, no parking and being essentially a three room place, this will go for south of 300k. I’m just saying.

  4. With several great examples of true lofts in this building alone and some of the only stock of nice true lofts in the city in 3-4 buildings around the neighborhood, this unit is so uninspiring. At least it has A/C, for some reason I thought 720 didn’t have it.

  5. the ’04 price would probably get it done.

    nice space but $399,900 is la-la land.

    only 1.5 bath. high assessment in a low amenity building (no rooftop deck?, no workout room, no doorman). no parking option that doesn’t suck.

    and this seller is “motivated”?

    hope they’re motivated to hear offers in the $200’s.

  7. There’s a studio in the Vetro for sale on craigslist that includes parking for $180,000. Seems to be the only unit for sale now.

  8. I know the listing says that the assessments include “everything except electricity” but that is still awfully high for heat/a-c/garbage/water/cable if there are no other amenities. I wonder if they’re this high because they have to save up for some major repairs on the building.

    Also, I think it’s misleading to list a parking price range in another building when there is no guarantee that you can find one.

    This place is not worth $435k (including parking). I’d agree that the 2004 price is more realistic.

  9. My friend lives in this building. These are true lofts and I know she got hammered with a huge special assessment a few years ago.

    Nopers. 1BR (without parking) short sale listed for 175k. MLS
    07415463. Both are a rip vs. the auction values.

    For a good laugh there’s also a fake penthouse (not top level) listed for 698.5k there which the investor bought for 353.5k back on 4/19 and is now trying to flip. We’ll see how that works out for them.

    A simple redfin search of the address reveals these two listings. You can’t rely on craigslist.

  17. Printers row lofts are the worst. Very high assessments – no parking – huge specials. And the list goes on. I would assume these units are all filled by bankers who don’t want to commute and don’t care what something costs compared to comparable units in other areas south and west loop.
