This 2-bedroom top floor loft at 4745 N. Ravenswood in Lincoln Square has been on and off the market since March 2010.

It is now a short sale and is listed $5500 under the 2002 purchase price.

At 1900 square feet, it has all the open space of authentic lofts.

It also has exposed brick and 11 foot ceilings.

The kitchen has stainless steel appliances and what looks like some kind of stone/granite counter tops.

There are 2 woodburning fireplaces including one located in the master bedroom.

There is central air but I can’t tell if there is in-unit washer/dryer or parking (doesn’t look like it has either- but I can’t tell for sure.)

The loft is located across from the Ravenswood metra stop- which is a quick ride into the loop or, as the listing suggests, an easy trip to Ravinia.

It has been listed at $279,900 or just under since September 2010.

    I’m confused – it says “Top Floor” but the seventh picture on Redfin has windows which look out at cars in a parking lot. Were hover cars invented and no one told me?

  2. Today is do or die for Pat Quinn’s massive 66% tax increase. He campaigned on 33% but my how his campaign promises rang hollow.

    Contact your state elected representative and senator and let them know your opposition to business as usual in Springfield. There is nothing that must be done today that can’t be done on Thursday.

    It looks like the (one-story) building north of the main building is also part of the condo. Maybe it’s in that portion.

  5. This place is seriously ugly. Uneven brick that looks like it’s water-damaged, track-lighting (the bad kind), and that fireplace… I swear that tile must have been on sale at one time. It’s the same tile as the Xsport bathrooms.

  8. That kitchen is hilarious. What exactly were they going for?

    1) Cabinet heights aren’t uniform (pet peeve of mine).
    2) Cabinet depths aren’t uniform (first I’ve seen this lol!)
    3) Never liked see thru cabinets, yet these appear to be clouded, so leaving the undesirable quality of not matching the cabinet colors but leaving out the functionality of seeing whats inside them (in case you forget & are lazy)
    4) Two sets of tract lighting above the kitchen is a hilarious touch. As if one weren’t enough already (or too much).
    5) One side of kitchen wall is tile the other side that backs up to the wall is brick.
    6) Weird looking wardrobe/gun rack/pantry/whatever to the right of kitchen cabinets is not the same depth as adjacent cabinets and looks like its not even attached.

    The other thing about lofts seldom mentioned is that they’re not practical for a lot of people living there (noise), reducing possibilities of roommates (or getting along w/SO). And it’s in Uptown & next to the Metra tracks. Heh enjoy this one banker.

  10. Tons of potential here. I quite like it and location is good. What is that about a 10 minute commute downtown on the metra? and you are about a 7-10 minute walk from the heart of lincoln square. wait until it forecloses, pick it up for $225 and put in 50 or so to redo kitchen and fireplace wall and you’ve got an awesome place imo.

    But, it’s unit #111. And there are units #4xx. Why/how is #1xx on the 4th floor when #4xx exist?

  18. I’ll start off by saying I’m not trying to knock this place, just pointing out what the area is like.

    This section of Ravenswood is mostly industrial. There tends to be a lot of heavy vehicle traffic in the area. And yes, the Metra stop is right there at the door, but it’s not the only train that comes through. Plenty of freight trains as well. On the other side of the tracks is a large Chase bank facility which dumps a lot of vehicle traffic onto Ravenswood. The only way to get back to westbound Lawrence is to go under the tracks. There’s also a large Sears directly across the street from the Chase.

    I live four blocks west of this line, on a side street, and I can hear the freight train whistles clear as a bell at 2am. Not to mention the rapid train noise when an express train goes by.

    My guess is under $250k gets it sold. I see white powder on the bricks in one of the rooms. That’s a potential sign of minerals leaching out of the brick, meaning a need for replacement sooner or later.

    It’s a nice place, but it really does illustrate that a unit smack dab in the middle of an industrial/commercial zone takes a special person to live there.

  20. Yannow, I take the El once every few years, and I haven’t stepped foot on the Metra in 20 years. What this means is that I don’t pay attention to what travels on the lines. I’m going off the slow moving train sounds that make me think freight. Sue me if I’m wrong. And I’m really not paying attention to what’s on the tracks the rare times I drive eastbound from my place. -shrug-

  25. I’ve lived a block off ravenswood going on 15 years now and have never seen any freight activity. The metra is almost nothing in terms of noise by city living standards.

  27. Anonemoose, no freight trains on the North line.
    Transportation to the Loop is incredible and dependable here at about 15 minutes. The unit seems spacious and has a nice loft feel.

  28. I must be close enough to the Ravenswood stop that the trains are still moving slowly at that point, hence the thinking that it’s freight.

  31. Ah I see there is a fireplace in the MB as well as the LR. Could be a different room I guess. Weird that they’d list it as top floor with that unit number though.

    I live in a townhome development where the realtors all use the stock photos for listings, bit of a bummer when you go to a viewing and the middle unit you are looking at doesn’t have the side window the listing showed.

  32. I think a new grocery store is going up across the street from this place. It would be in that parking lot of that Sears on Lawrence. Convenient for the buyer of this place and the one on Ainslie!

    There’s definitely potential in this space but the current kitchen/fireplace/paint/other decor are heinous. The fixtures look restaurant-like.

  35. There are definitely parking spaces with the units in this building but as I recall the common area contains a laundromat as well as storage lockers and a small exercise room.

    Too bad there are no pix of the impressive skyline views from the common roof deck, and the choo-choo-train mural in the foyer/mail room. (The building was originally owned by the Northwestern Railroad on whose tracks the Metra now runs.)

  37. I toured this unit last Summer. Very odd space indeed. The reason it is called a penthouse is because it is on the top floor of 2-story “wing” in this complex, adjoining another building that is about 5 or 6 (?) floors. So, there is only a neighbor below, which is nice. The unit is quite large and has a lot of potential, but the interior decor leaves a LOT to be desired. Just bizarre, all around. The first bath (the guest–the master is the one with the shower) pictured has this ridiculously long counter and only the one sink. It definitely seemed like the space could have been utilized more efficiently. The kitchen actually looks very cheap in person — and the style doesn’t complement the space at all. The east-facing windows in the LR and bedrooms overlook the parking lot of the Golden Apple restaurant. Not the best view, IMO. And I distinctly remember the smell of fried food. That “walk-in” closet pictured really took the cake though. It is this freestanding box just stuck in the left corner of the master bedroom, visible immediately as you walk into the room. (You can see the corner of it in one of photos.) The walls don’t even go all the way to the ceiling, so it just ends up looking very temporary and makeshift. Plus it obscures the only window on that side of the room. As I said, they could have easily reoriented the bathroom spaces (which are back to back) to accommodate a larger closet, but that would have required some design sense. Hated how they painted all the exposed ductwork. And in that horrible mustard color.

    This could work for roommates, as the two beds are separated by the two baths, with walls that go all the way to the ceiling.

    There is no w/d in this unit. And that roof deck is tiny and you have to go into the other building to access it, and then you must take an elevator up and climb this super old staircase in need of some serious maintenance. Not as nice as it appears.

    If you think the track lighting is bad, you should have seen the chandelier in the hallway…

    We looked at this space because the unit below was also for sale (and went under contract within a week or so). This one was priced about 40k more than the lower unit, which was the exact same size, had laundry, and had private outdoor space overlooking the courtyard. You do the math.

  38. forget to mention… the floors were in terrible shape. definitely in need of refinishing. not an inexpensive endeavor.
