  1. cool place! Much better than the 2/2 on diversy yesterday. Way more character in the building. Passing it on to a friend who is looking for a loft. I’d say 400 gets it done, don’t like that 30,000 extra for parking, but you need it over this way.

  4. Overpriced by 125000???? That’s insane. It’s a unique, good sized 2/2 in a good location in the green zone. Assessments and taxes are low too.

    This moves for 350,000-400,000 with parking included.

    It is near “the curve,” which is the worst stretch of L noise in the city. But in fairness you probably don’t hear it as much as you hear sheridan here (and it does put resident within a very attractive L commute).

    I think it’s a pretty cool loft and I’m picky about lofts– kudos to builder or owners for making sure one of the bedrooms has floor to ceiling walls. That makes such a difference with these places.

    The raise in price is bizarre, but I bet current owner gets out of this one ok. Agree they’ll have to come down a bit, and almost certainly throw in the parking, but I bet it closes n of $350.

    I do wonder what it costs to heat a place with 20′ ceilings and all those windows. . .

    but from the looks of the floor plan there’s no windows in that bedroom. not sure i would want full height walls with no windows.

  13. Nice place. I’m not crazy about the lofted master though. Assuming you have a two bdrm because you’re living with someone else (child, roommate, whatever) vs. using the second bdrm as an office, why would you want your bdrm open to the common areas?

  14. This place is OK. For a bit more $, 1737 N. Paulina in Bucktown featured here awhile back is a btter option (and what a loft ought to look like, IMHO).

  15. This is a great loft- love it. I have the same lofted set up. The previous owners had the master up on the lofted space and open and the closed room as an office. I switched it around and opted for a closed bedroom with an open office and I love it. It is a perfect set up for a couple with no plans (or near plans) for kids. It gives the nice open feel of the traditional loft while having one room to go for privacy. I do think it would be strange with a roommate however…

  17. I’ve been curious about these true lofts that have been converted into condos; I presume the conversion must have been done much better than the rental apartment loft I lived a couple years ago.

    I rented a modest 900 sq. ft loft at Cobbler Square in Old Town, and the sound transmission between units was ridiculous; as in, you could hear your neighbor having a conversation watching TV, ect. It was truely horrible.

    Obviously (I hope!), someone paying 400k+ would not put up with that sh*t…

    Anyone know what the insulation between units is like in a place like this?

    I don’t think anyone in that situation would buy this. This place is for a single person or young couple.

    The listing says 20 foot ceilings and the 2nd floor appears to be about halfway up in the photo.

  21. Well if someone can get this at $275,000 (which they can’t) then they should be able to easily rent this out and make some cash. I’m not going to run through the calcs, but I imagine you could get $1500-$1800 a month for this place. Given the low taxes and assessments it should work out.

    But again, this ain’t going for $275,000.

  26. 309 had a lil different layout, including the Sonies-pleasing un-lofted, four-walled master. . . for $385k (wonder about parking).

    I actually think this place has a slightly better floor plan than 309 (larger loft, no wasted “under the stairs office”). . . perhaps that explains some of the pricing moves, etc..

    Last list price shows as $379,900, with the parking as $30k extra, so I’d bet it was included for $385k.

    And most here think that price, w/ pkg, would get this one sold. Would be hard to not appraise out, too.

  29. I like this loft a lot, and kind of wish the place I was renting in now had a similar layout instead of the closed off bedrooms without open floors overlooking the first floor. Ah well.

    At any rate, my wife and I are starting to think about having kiddos in the next year and a half, and my lease is up next spring, and I don’t like the idea of a Preggers Mrs. Joe walking up and down the stairs in our place. What have you people found to be the best resources for renting nicer places in the 2k range in Lakeview, LP, Depaul? All I ever find with the apartment finders are crappy college places. I’m thinking 2 Bed, 2bath, a den would be great, AC, and 1 parking spot and in unit laundry are must haves. I have these amenities plus good street parking with a crappy layout and a schizophrenic condo association that hates renters near depaul for 1950 a month now.

    Have an agent set you up with an MLS feed on all the condos coming on the market as rentals in your targeted zip codes. This is free for you (the landlord pays the agents fees if you end up renting one.)

    But there always seems to be pretty low condo rental inventory in LP and Lakeview. The only other resource I’ve found is craigslist. Search it by street name (best way to do it.) It’s much better than the apartment services.

    Anyone else have any suggestions?

    Okay I understand it as: LP, LV, RN, Loop, South Loop, West Loop, North Center (Costo), Linc Square, Wicker Park, Bucktown.

    Other people may have slightly different lists. Its basically those areas of the city considered more “gentrified” and RE prices tend to reflect this. Typically these neighborhoods have lots of retail and/or bars or a least a few within easy walking distance.

    The label isn’t all inclusive to all areas of these neighborhoods though: there are still projects in parts of these hoods that make those parts less attractive. They are being reduced but not eliminated.

  36. Nice loft in a good location. I used to look down on this place from my condo when I lived on Pine Grove and wonder what the top floor units were like inside. Must say that it is exactly what I expected.

    Hope it sells close to ask. This space does not appear to be kid friendly but it sure is very cool space.
