We Love Authentic Lofts: Duplex Up With Brick in the West Loop: 203 S. Sangamon

This 2-bedroom duplex-up loft at the Beacon Lofts at 203 S. Sangamon in the West Loop is located in the heart of the West Loop dining scene and is just a few blocks west of Greektown.

When it was converted into 48 duplex lofts in 1998, this building was in no-man’s land with empty lots nearby. Now, development has transformed the neighborhood.

These lofts, because they are older, maintained some of the original charm with wide open spaces and brick walls.

The master bedroom is on the second level of this unit. It also has skylights.

The kitchen has black appliances and granite counter tops.

An outdoor parking space is also included in the price.

It sure was. . . yet this place was worth $209k?

  2. The WL is SO over-saturated with these cookie cutter lofts that to price one as this one is priced only serves to keep the seller attached to it for years. There is no way this will sell at this inflated price.
Great example of an owner being so emotionally attached that no sale will ever be made.
I am very familiar with this building and there is nothing at all special about the units. If anything, they are at a lower level to the new construction units that have been built over the past two -three years.

  3. What’s with the half window in the living room? Looks so shoddy like they just arbitrarily threw up a wall there, I hate when windows get cut off like that, as for this place its a snore.

great location though I’m a big fan of greek town and the general vibe of the west loop, this is a perfect location a few blocks from the highways and El and madison st.

$335k would be 4% annual appreciation.

It’s still kind of a no-man’s land over there.

  9. Here I go again with my “much better comps”.

You can buy a 2/2 loft in the heart of sucktown that is MUCH nicer than this place for less than 300k and it has indoor parking.

Hmmmm. Bucktown or the West Loop? I dislike both, but along with most people, the choice would take less than a second to make.

  10. Is no one capable of designing a decent-looking kitchen in this city? Horror.

  11. I saw a similar unit in March for sale in the building. It was upgraded and has some wonderful features. The unit was listed around the same price but was larger.

I agree with the other post that this unit wont sell for the asking price, but closer to $300K. The West Loop currently has hundreds of units for sale, that are larger, updated and with a garage spot.

  12. couldn’t resist adding my 2 cents. I was an original owner (bought when there was tumbleweeds and homeless people on the streets)@ Beacon Lofts (203 S Sangamon). I can attest that some units are cookie cutter, but the duplex units which face west and north are anything but – each has a personality and unique features. The photographer and realtor for this unit should be flogged – these picture are terrible!
