We Love Authentic Lofts With Private Terraces: 3201 N. Ravenswood in Lakeview

This 2-bedroom loft at 3201 N. Ravenswood in Lakeview (on the border of North Center) recently came on the market.

The top floor loft has 13-foot cedar ceilings and exposed brick with 3 exposures.

It has bamboo floors and the kitchen has modern white cabinets and stainless steel appliances.

The unit has Toto, Hansgrohe and Fantini finishes.

The loft has two outdoor spaces including a standard 12×4 balcony hanging off the side of the building as well as a massive private, fenced terrace.

The loft has all the features buyers look for including central air, washer/dryer in the unit and it appears there is parking.

The Redfin agent who saw the property said in the notes that it’s really a 1-bedroom as the walls on the second 14×7 bedroom have been removed.

Do buyers expect to get 2-bedrooms for $389,000 in this neighborhood?

Or do loft lovers simply want space?

Brad Lippitz at Prudential Rubloff has the listing. See the pictures here.

Unit #402: 2 bedrooms, 1.5 baths, no square footage listed

  • Sold in November 1993 for $147,500

  1. Thread jack

trying to move away from stainless

  2. All white kitchens with a pop of stainless have been in for a while now. Whirlpool’s Ice series (pretty) is trying to give the masses the look of built in appliances without the cabinet work.

  3. “trying to move away from stainless”

With a mishmash of alternatives. Which are all nice. And will doubtless be in moreand more upper end kitchens.

But, if those are the alternatives, my question will remain: what goes in the Toll Brothers type semi-custom tract homes? Until the answer to that is “over half NOT SS”, we dont have the next thing.

  4. So not my kind of place (esp. with that temporary-looking jack in the living room), and I really can’t see that commanding the upper 300s without a true 2nd bedroom. The private terrace, while nice in concept, looks very hot and sunny — not a tree in sight. The bizarre white sun tent reinforces that idea.

Speaking of built-in appliances with cabinet work, friends and family often can’t FIND my dishwasher for that exact reason… I wouldn’t do it again. The heavy-duty pro grade appliances will probably stay stainless steel for quite a while, but I can see the cheap, thin SS facades on low-end appliances (liable to dings and always fingerprinty) going away.

  5. I really wanted an electric blue refrigerator when I had to buy a new one last year, but there was only black, white or stainless steal. I only went with the stainless because the rest of my appliances are stainless steel. I don’t get the appeal of stainless steel. I want something colorful.

As for the featured property, the price seems very steep for it not to include a second full bath, especially when the main bath doesn’t have a tub.

  6. I still believe that built in the cabinetry appliances look the best.

  7. Since refacing or even painting cabinets is an option for many, I wonder if someday there will be a line of appliances that you can change the color relatively easily.

Are you saying those alternatives cannot become mainstream? E.g., some variant of the fancy white as the main option w some color options?

Whatever it is, I don’t want it. Yuck. Icarus, I think you have a good idea there.

Yeah there was something like this featured on that show called Shark Tank. The idea was that you could decal up your fridge with a magnet like sticker of a print or pattern, or photo. Here is a link to the site.

Now Groove can get his built in look with an existing ss fridge for around $100.00

  12. There was a fire on the roof of this building four years ago and all the tenants had to move out so the building could be gutted. So everything is pretty much new in all the common areas and probably most units. too

Also, the Metra train speeds by here so noise isn’t really an issue as far as the trains are concerned.

  13. @ Icarus — they used to do something kind of like this with dishwashers! My parents slowly replaced the avocado green appliances in their house in the 80s, and they had a dishwasher that came with two double-sided front panels that you could switch out or flip over (avocado, almond, white, and black, I think).

  15. Is a fast train a quiet train? I guess relative to a screeching slowing el train, but still…
    So many negatives here:
    (-) Belmont
    (-) Metra
(-) No second bedroom (despite the listing…I believe the redfin agent since there isn’t a pic)
    (-) No tub
    (-) 1.5 baths (rather than 2)
Not saying this isn’t an ok place, it’s just not a $389K place (or even all that close)…

That was money Icarus. I thought that it was going to a link with a fridge that would have a basket ball rim attached to the panel. The groove does like his gadgets and high tech toys! How many strollers did you have Groove?

  17. “somehow I see Groove wanting a fridge like this one”

not a big “have a TV everywhere” family. Have one big arse tv for sports and movies and one other regular sized one for cartoons. I do have an old tube tv in the garage which is on when doing yard work or fixing stuff.

“How many strollers did you have Groove?”

we only have one now that collects dust in the trunk.

  18. I want an internet connected refrigerator that also automatically orders more food from pea pod using RFID chips when I run out. It would also be nice if the items were delivered by a robot, so I didn’t have to talk to the delivery person.

  19. “Are you saying those alternatives cannot become mainstream?”

Cannot? Of course I’m not saying that. I’m just dubious about any of them becoming the next “it” appliance finish. Maybe the next “it” thing is appliance finishes that “blend” with the kitchen decor, so it really is a mishmash. Which likely would leave SS as a plurality default option.

“Whatever it is, I don’t want it. Yuck.”

So, for the past ~15 years, you’ve been anti-SS, the ~10 years before that, anti-black, the ~15 years before that, anti-white, and in the 70s, anti-Avocado/Harvest/etc.? Basically, jsut against whatever is the “standard” “nice” choice of the era. Fair enough, but that sez *nothing* about the next mass market trend.

You want your friut to have RFIDs embedded in it?

Wouldn’t say I’m confident about it, but the fancy white (plus other colors) seems as plausible a candidate as any other. Stainless has gotta leave at some point.

Never said it did. By the time the next cool thing becomes a builder basic, it’s usually because someone has figured out how to mass produce some watered down, slightly less cool version of said thing. Granite being the worst example of this (and yes, I know granite is not produced like an applicance, but that crappy looking granite you see all over the place now is god-awful and only included in new construction so people can say “ooooooh – granite countertops” and check a box on their list).

  30. “By the time the next cool thing becomes a builder basic”

But I’m positing a level above “builder basic” that is still clearly not “custom kitchen”. What you would expect to see in a ~$150 psf (+land cost) house. Which is still SS, for now.

I do think that the “fancy white” has legs in “mostly white” kitchens, but does “mostly white” have legs in the (*clearly* continuing) era of the open concept kitchen?

I don’t know, but I sort of hope not. Kitchens are such big ticket items now that everyone feels like they have to go neutral – you can make neutral look pretty darn good, but it really limits your options and creativity. I’m with Jenny on electric blue refrigerators – bring on the color.

  34. “And speaking of color, I love the sink / countertop combination in this kitchen”

Which one? The white counter or the steel counter? And they only give us close ups of two of the three sinks.

Amazing what one can do with a–what? $100k? more?–budget before including any labor other than counter installation and 1000 SF.

  35. Some of the prices listed are actually not that bad, but the cost of the tile is insane (the sinks are on the spendy side as well). I like the hammered stainless steel with the blue sink in the butler’s pantry.

  36. Funny, of all the people I know, including the ones who have done work on their kitchens in the past few years, I couldn’t tell you what the finishes on their appliances are. At the same time, I have strong impressions of layout and ambiance and general quality of design and finish. Maybe it doesn’t matter.

Dude, that is a serious benefit. So your guests won’t insist on “helping” clean up after dinner and will go the fuck home like you want them too.

  39. “Some of the prices listed are actually not that bad”

No, not that bad, until you realize that there is *easily* 150 sf of counter at $100 psf: $15,000 right there. The appliances (~$8k) are totally cheap given the overall cost.

I think one of the older listings or agents on the listing said it was a pencil factory.
