We’ve chattered about a bunch of churches over the years. Some of them had already been converted into condos, some of them were the raw church which was awaiting someone with vision.
This church at 1300 N. Artesian in East Humboldt Park falls into the “raw” category.
The listing says it’s currently being used as a church plus rectory.
It also says it “needs repair” and updating. It’s being sold as-is.
It’s on a 50×125 lot. It doesn’t appear to have any parking.
It currently has 2 full baths and 2 half baths.
There’s no central air.
Originally listed at $900,000 it was recently reduced another $200,000 and is now listed at just $499,900.
Is this a deal?
Will someone save this church or will it be torn down?

Wow, what an opportunity! I wish I were positioned to partake. I’m sure this great old building will be converted to condos and hope it’s done well. Too bad there aren’t photos that show whether or not the stained glass windows are still intact.

I would have the master bedroom on the altar so the lord can watch me engage in premarital sin.
Or better yet, reopen it as a church, not pay a dime in property taxes, and steal from the community via tax exempt donations. This thing could be a cash cow!
At $500k I’m not convinced this one works for condo conversion. What are the benefits over demolish and build new? Do these church conversions benefit from huge tax incentives?
Tear downs in the immediate area going for $400k.. If this were demolished is the recycled brick worth anything to the developer?

I’ve been told that some reclaimed Chicago brick in good condition is worth $1 or more each. Even if that is high, and the brick in this building only worth $0.10 per, and only 1/2 survives demo, that’d still be a decent amount of cash.

Looks like they did the church version of the drop ceiling in the worship space. Wonder if there’s a floor above it that can bear weight. Also might be covering cool timbers.
That belfry would make a kick-ass library.

You don’t have to buy this. There’s plenty of place and groups looking for some punk-a** JO artist like yourself to perform on their stage/altar. Try the Rosicrucians on Elston or some other masonic nuthouse.

I think that if you’re going to tear this place down, whatever value the bricks have is going to be offset by the cost and then some. What is a 50 x 125 lot worth in this area? Less than $400k. Could be a cool large rehab project IF the structure and MEP are in decent condition, or it could be a Money Pit. Given the location this one is going to take a pretty intrepid developer or individual to decide that this one is worth saving.

There’s actually a Chik-Fil-A franchise there selling sandwiches. Forget the 500 youths that “attacked a mounted policeman” and “assaulted numerous citizens”, that’s not as bad in the warped liberals’ minds….what’s worse is thinking that a man-and-woman means marriage. Bwahahaha the MSM really and truly is backed into a corner on covering events like this latest one. There’s a reason that McDonald’s has at least one security guard (packing heat too) there at all times, and sometimes two. There’s also a reason many of the Church’s chickens on the south side you order your food through bulletproof glass and there is no dine-in option offered.
It’s not even warm yet, but if this past weekends any indication should be all kinds of entertaining veldt behavior going on.
