I’m a sucker for a great downtown terrace. I admit it. When an interesting one comes on the market, I’m the first one to “ah” over the pictures- especially if it’s landscaped.
A penthouse loft at 375 W. Erie in River North was just listed with a private 1000 square foot terrace. Check out these pictures and think of summer.

I love them, too. How much do you suppose it costs to hire someone to maintain such a terrace garden? (Because god knows I wouldn’t have the interest, let alone the skills. I’d just want to loll up there with my cat.)
Actually the owner does all the gardening with her finance, its a pretty rare find to get an 1125sf Private Roof Garden anywhere in Chicago let alone walking distance to the loop. There is another Penthouse at The Contemporaine that is a 3000sf Bonsai Garden. It is professionally maintained by a once a week gardener. I believe Linda Markus @ Koenig & Strey has the listing for $3.9MIL – RNL

We actually chattered about the penthouse at the Contemporaine a few months back. The last I looked I think they had taken it off the market but I’m assuming it will be coming back on shortly.

$525k = fair value (not a steal though even w/terrace). IMHO.
Obviously, seller must have had to get out at any price and unable to wait ’til spring/summer selling season.
unit 610 is the one Sabrina wrote about… Does 517 have a terrace, too?
Kenworthey, Yes you are correct. Unit #517 has a 336 sq.ft. private terrace
Price on this has dropped to $625K (though in some places it says $655K), parking still separate and $35K.
Thanks for the update on this unit, Kenworthey. It’s interesting to watch it. It was priced too high originally (obviously.)
