  1. The current list does seem reasonable, especially after the reduction. The original list – 469K for 1500 SQF in this area seemed too high, especially for a smaller building which doesn’t appear to have amenities.

    This is really convenient to the new park, but not overlooking it (so no dogs barking at your window). It’s a block from a CTA bus and will be on the street the new el stop is being built.

    The deck has an OK view, but it looks out into a canyon of other condos and townhouses.

  7. This is too cookie cutter. The Edge listing (210 S Des Plaines, Unit 507) profiled the other day is larger and has a lot more character, warmth, and charm. Less expensive, too.

  8. My comment about current list is primarily about location. I think the fairness/value would be much lower, even with a new build, in SLoop or other comparable areas.

    But for some reason WL has been insanely competitive. Prices here have been consistently higher than I would have thought possible after the burst of the bubble. Under 400K for 1500 sqf isn’t bad. I am seeing 1800-2000 sqf places for 575-600K all over the WL.

  9. I think west loop is much more desirable than south loop. It’s closer to the loop plus closer to the north side and northwest side neighborhoods like wicker park/bucktown. If you move to the south loop, it’s like a whole different world down there. Plus it’s confusing with alot of streets that don’t go through. I can see why west loop would be a better place to live than south loop.

  10. I lived in South Loop a few years back….I think S Loop was going through the same sort of industrial-to-residential evolution the W Loop has been in for the last twenty years or so.

    But timing really hurt the South Loop – unfortunately the financial crisis and the real estate bubble going bust has slowed that evolution in S Loop. The kind of neighborhood shops and amenities that make a neighborhood attractive just aren’t there in as great a quantity.

    And so many of the high rise units are sitting empty or selling for far above market price. That high rise near the Roosevelt exit on LSD has to be 90% or more empty.

  11. I recently picked the South Loop because it’s more accessible to the other areas of the city than the West Loop. I would say it’s pretty even for getting into the loop unless you’re right on Halsted as compared to South Loop with 3 train lines running through. But the west loop is terribly inconvenient for public transportation. Almost no access to trains and no straight shot to any of the neighborhoods on the red line. You’re only option is taking a cab every time you want to go anywhere. I was talking to someone the other day about West Loop v. South Loop accessibility and they argued that it was only a $5 cab ride from west loop to River North, which I called bullshit on. It’s almost impossible to have a 5 dollar cab ride anywhere, and certainly not between those locations with the river, train lines, and traffic.

  13. Kevin, you’re right, there’s not as much transit accessibility in West Loop, especially if you are farther west than Morgan or so. (I am assuming you are not factoring in Ogilvie or Union Station since their trains are mainly commuter trains.)

    But the new el stop is opening next year. I just wish that CTA’s South Loop/West Loop bus was really a West Loop bus. It stops at Clinton/Canal which I’d consider the easternmost boundary of WL.

  15. I’ve lived in the west loop for 10 years and have watched the area become much more of a neighborhood.

    I’m 1/2 block from the blue line which makes getting to work easy. That said, a car and parking space is a necessity IMO.

    Now if we could just get rid of these older, ex-Lincoln Park trixies who got married, pregnant & moved to the WL so they could have babies but still be cool and live in the city.

  19. My wife still has her condo in the south loop from her single days that we rent. We have lived in the WL since 2005. Both are great places to live that are easy commutes to the loop. I know that you all want to debate the merits and access to public transportation and SL might have an edge there. The good news is that our friends actually like coming to the WL for dinner and nightlife. There are many great places here however when out for a night of drinking we always prefer to taxi. That would be the same if we were in BT LP SL or WP.

    Also has anyone ever hear of that old technique called walking? The wife LOVES her walk to work. I know it is not everyday but 9+ months of the year she will choose to walk to work and is there in 20 minutes! My neighbor rides his bike 10+ months per year! They are both in great shape. Perhaps there is a correlation……

  20. BTW I called this developer about renting the first floor commerical space for my office. They did not want to negotiate or build out the vanilla box. That was over three years ago. Good thing they held out.

    Depends how you define the areas. West Loop theoritically starts at the river and South Loop could be defined to exclude anything north of Roosevelt. And if “loop” means the el Loop, then WL is closer than SL. Doesn’t make this particular place closer than the SL, so defined, but that’s getting nitpicky.
