  1. Looks great. The sq footage looks closer to 3,000 from the floor plan, but still a great “city house” It’s hard to believe those asssessments are sufficient for a building that old. Are they really saving up enough for a roof issue or tuckpointing?

  2. 3,000 sq ft is 100ft x 30 ft. It could be that big. It’s hard to tell from the small pic of the floor plan. Also, the only utility the assessments include is water, but it’s likely still that much isn’t going into reserves. The place has not done that well in the past. Last sold in 2008 for 720K. The decor is rather bland and monochromatic and does not scream >1.3 million. But great deck and two parking spots is nice.

  3. @mda – a lot of times smaller buildings like that decide to keep assessments low and use a special for any major work. As an owner, you have to treat it more like a SFH and keep savings to cover said work when needed.

    I do like how the deck says “sunset” views. Read that as “you can’t see a damned thing east or south because of all the surrounding high rises, so we can’t say lake or city views”.

  4. Building is about 37×93, so that ‘3500’ is an outside wall measurement (ie, totally not accurate).

    Should go north of $1m, but not by (nearly) as much as they want.

    Somehow, they get a 50′ wide building, and a driveway, onto a 50′ lot. That sort of disruption is certainly worth $1.3m.

  10. Woah – as Andy says, $1.4 million to walk up all those stairs? That is CRAZY! The roof top lounge is impressive, though wonder what is the maintenance involved to keep it looking that way each year. And so many stairs to bring stuff up and down. At least there is a washer and dryer in the unit.
