We Love Loft Penthouses With Private Terraces: 3133 N. Lakewood in Lakeview
This 3-bedroom penthouse loft at 3133 N. Lakewood in Lakeview just came on the market.
It has 15-foot ceilings and walls of windows with Southeast views of the city.
Is this an addition to the top of the building? It doesn’t have any of the features you’d find in an older loft building such as walls of exposed brick (there is one wall of bricks in one of the bedrooms but it doesn’t look like it is original to the building.)
It has luxury finishes in the kitchen including Viking and Bosch appliances.
There is a 40 foot private deck, along with 1-car parking.
The loft has other features buyers look for including a full-sized laundry room and central air.
It last sold just 3 years ago and has come on the market for $110,000 more.
Who’s the target market for a 3-bedroom Lakeview loft?
Michael LaRocque at Present Value Realty has the listing. See the pictures here.

The windows are awesome and it’s certainly unique. Not sure how they justify that price premium over 2010. Hope they get it though, since I live in the area.
I say again. 2010 was 3yrs ago. Who cares what it sold for then. What are the comps NOW???
Great windows!
wayyyyy overpriced!
“I say again. 2010 was 3yrs ago. Who cares what it sold for then. What are the comps NOW???”
What is the Chicago unemployment rate NOW??? It’s 10.4%. Only a fool would buy this at or near ask.
super cool unit. insane list price. god bless them if they can sell it for close to ask or 2010 price. i just hope it would be a cash sale and not a financed deal.
with the market picking back up, does anyone else feel that buyers are just repeating recent history? the bank have smartened up, i hope. the agents are still glorified used car salespeople. the sellers are just trying to get out. the only one left to get the hose on these deals are the buyers.
“the agents are still glorified used car salespeople.”
One, from “Exit Strategy Realty” keeps trying to add me on linkedin and join my Google+ network, etc. I guess they suspect I might be one of the FB’s that inhabit the greenzone. But I never drank the Kool-Aid, so I don’t need an “Exit Strategy”. My strategy was not to buy at a crazy price.
It may be silly, but I love the laundry room! Well, yeah, and the windows. The assessments are so low.
I’m so sick of lofts. I can’t imagine why anyone would ever want to live in one.
Having said that, this loft is probably the nicest I’ve ever seen on CC, and the location is better than most.
What are the comps now? 1,600 sq ft in west Lakeview? 18×15 combo living/dining is a tiny area where you’re going to spend most of your time. I’m sure the windows make it seem bigger, though. Seems overpriced to me.
I love em but D bet that those window walls are cold in January. It’s not LA here folks.
Anyone else see the irony in the listing agent’s brokerage “Present Value Realty”.
Not enough pictures. I would like to see the deck. I like the organized laundry room. However, this is on Belmont and I would never want to live on such a busy street in the city. I also don’t like lofts and the layout of this living room. The kitchen area seems small.
I love the windows n but it seems such a disservice to the listing to advertise a 40′ deck and not add at least one photo of it….

Yeah, there are actually two buildings merged into one for this place, with the other building east of the one pictured in your photo, bordering Belmont. You can see on the Google Streetview.

While not having original features, you are on top so noise is not an issue.
