This 4-bedroom new construction house at 1616 W. Huron in the Ukranian Village was built for lovers of modern architecture.

According to the listing it has “fluid integration of ionized aluminium, modular masonry and glass” as well as a Zebrawood flat panel.

The kitchen has all the upscale bells and whistles including Sub-Zero and Meile appliances.

 There’s also 2 wood burning fireplaces, 2 wet bars and 1 theater room.

The listing says it’s part of the “huron collection”- apparently a “mass architect designed” collection of million dollar homes.

  4. I like UK Village but this exact location is pretty much crap b/c you’re just a couple houses in from Ashland. I also wonder if they’ve finished building out the rest of the empty lots you can see on Google streetview, or if you’d be living next to construction sites off and on for a couple years.

  6. There are a lot of these $1MM+ houses on the market in the area – I hope that pushes the prices down. I like the finishes on this one. Once prices go down a bit, I’ll consider living in a giant house in a sub-optimal area.

  8. I was born in Chicago, and I’ve lived in Rogers Park, Lakeview, Humboldt Park, the Gold Coast (Bellevue Street), and the South Loop. I now live in this neighborhood, and I adore it.

    A lot of the housing stock, especially east of Damen and west of Ashland, is beautiful and unique; the streets have huge old trees; it feels like a neighborhood, moreso than, say, RV or South Loop. It’s more affordable than LV, LP or (obviously) Gold Coast (and more diverse). It doesn’t have that outpost vibe of Humboldt. You can get downtown literally in minutes, unlike, say, Lincoln Square or RP, or onto the Eisenhower (down Ashland) or 90/94 (Division).

    Average age around here is 20s.

    Don’t pass this neighborhood by, especially if you’re a city person and like something different.

  9. After looking through the Virtual Tour, the finishes have been very nicely done. I especially like the aluminum storefront type windows. Two roof decks plus a potential HUGE third one, the penthouse rec room, etc.

    The neighborhood is not LP/LV but it’s a brand new high-end SFR for $1MM, and it is VERY convenient for pretty much anything.

    I’d seriously consider this place if it was a couple hundo cheaper. Unfortunately for me, I think the current ask is pretty fair.

  10. PC is right on the $. Papu lives in River North and does his chilling around East Village and Ukranian Village because the people are cooler.

    Not sure about the investment, but the area is far from rubish.

  12. The price per square foot seems reasonable for the finish level of the home. Much better than some 750,000 townhome in LP with outdated suburban finishes. There are a glut of homes at this price level though, but I am not sure how many are as new or large as this one.

  15. From the vacant auto dealerships and random people walking to and from Duks (love it – but its a shady character hang out), this is the one block of Ashland between North and Lake that seriously needs a clean up. I live in the Area (late 20s), not much to walk to around here.

  17. 1703 West Huron appears to be the same builder and is nicely done as well.

    I’d like to know who the builder is for these properties. There are so many bad examples of modern SFR architecture in Chicago. I really like this guy’s work.

  19. Walk down Chicago east of Ashland, and west of Wood and you will find new stores and restaurants. It is not that unsafe of an area. 10-15 years ago, maybe.

  20. Agreed about safety. This is a great area for young people, but don’t think there’s much of a discount anymore vs. more desirable parts of “West Town” anyway.

    And there remains a significant difference between west, and east, of Ashland (south of Chicago), to me, anyway. Do prices reflect this?

  22. VERY nice and well done house! LOVE IT!
    I have the exact same cabinets in my NY kitchen and I can attest to the fact that they are not cheap…just like the rest of the finishes in the place.

Maybe it’s just me but it seems the developers grossly misjudged the number of rich and independently wealthy 20’s something willing to buy a million dollar home in west town.

    Does seem to be a disconnect somewhere.

    I know 60622 is a large area but it is fun to go through the stats.

  25. medians are silly to use as a metric since 50% of the people in the city rent and are usually are in the bottom 50% of income as well. If you could gather the 75th percentile of income, that would be closer to the “median” of homeowner’s incomes.

    The twenty-somethings live in the condos in the area, not the SFRs.

    Simple answer: they cannot.

    Go to redfin, set search to SFH 950k+, enable sales record for 6 months. Relative to inventory nothing is selling (make sure you look too at the wicker park and bucktown area).

    This area has been absolutely swamped with mansions over the last couple years. Same great deals will be found here in the near future…

  29. area is great, not sure what people are talking about being a bad area. First Bucktown, now East Village. Tons of million dollar homes on the street between grand and Chicago, between Ashland and Western. I’m sure there will be some deals to be had in the future, but not for much less than this.

  30. There are currently 12 $1,000,000+ detached single-family listings in the area bounded by Grand, Chicago, Ashland and Western. One $1M+ house has closed in the past 6 months.

    There are currently 56 $1M+ det single-family listings in West Town. Eights $1M+ houses have closed in the past 6 months.

    The deals are just starting.

  31. Anyone go to the Open House for this one on Sunday?

    I drove by late in the day. There is an empty lot on the corner of Huron and Ashland, and then the group of three buildings. The subject property is the third one in – most desirable location of the three, but the least appealing elevation, IMHO.

    In my most conservative, think like HD moments, I worry about whether some areas will significantly backslide over say 20-30 years. Based on my admittedly limited knowledge of this area (I do know there are many fancy homes around here), that would be a concern I would try to work through if I were buying around here. I don’t see it as an area that will have a lot of appeal to families with kids in the foreseeable future given school issues. Not fatal by any means, but it would be a concern of mine even if I didn’t personally have school needs.
