We Love River North Penthouses With Wrap Around Terraces: 340 W. Superior
This 2-bedroom penthouse at 340 W. Superior in River North has been on the market since June 2012.
It has an open floorplan with a double-sided fireplace in the living room and dining room.
You can see the 1200 square foot terrace from anywhere in the living/dining room as it wraps around the unit.
The kitchen is “gourmet” with cherry cabinets, granite counter tops and stainless steel appliances.
It also has hand-fired Italian tiles and built in speakers.
Unlike a lot of the other penthouses we’ve been chattering about, however, it is not a 3-bedroom unit but is just 2-bedrooms.
It does have the coveted 2-car parking however.
Will the lack of a third bedroom make this a harder sell?

Nice place, definitely not my favorite building building (I especially hate the overpriced galleria liquors in the first floor) but I don’t know if this will sell for $500 a sqft, it is very nice though.
This is a very impressive unit and I think it’s a bargain at the current price, even with only 2 bedrooms. Love the wrap-around windows and the outdoor space.
I like the building and the location is good depending on what you want. It’s a little far from everything while you are on foot (3 block radius) but far enough away from the craziness. The views are amazing from this building. (FYI, I almost bought here 5 years ago)

i was skeptical when i saw the price and location (i live very close), but this unit is beautiful. the owner loves palm trees…
It is a good building on the Superior side, the other side is Chi ave which is straight across from the old row houses of Cabrini that are still standing. Once that is tore down and the riff raff removed, this place will surely be a bargain in terms of price per sq ft for the quality of the place. It might take a while (however long it takes to clean up the rest of cabrini) to really see a price jump for this place for a potential buyer. If this does happen it will surely be worth it since it is in one of the best areas of River North.
Cool apartment – nice terrace and view. But this is in no-man’s land in RN. Too far from the park on Erie and too far from the nightlife on Wells. Also the El stop at Franklin is bit sketchy. For this $$ I would much rather buy this:

This place even if it was a block north would not be very close to the rowhomes (which are being demolished anyway) it would be close to a shell station, few clubs, big & littles and the baba palace, and the walgreens in the 1st floor of the 757 N. Orleans building…
The rowhomes are further west on Kingsbury & chicago, which is a world of difference from here and as a person who frequently strolls around this area it really doesn’t have much of an effect on the neighborhood, besides the one or two jerkoffs using their link cards to buy candy, and cigarettes and crap at that walgreens in 757N, and the few hooligans that hang out at the shell station, it is extremely yuppified around here and has been for quite some time.
It might be worth $1.1 million–on a good day maybe. A better, similar unit sold nearby two years ago for $1.2– a 2600 sq ft two bedroom penthouse unit at 510 W. Erie with 2 parking spaces. Better location and a much better building (architecturally significant vs. “Hampton Inn”). Larger terrace. Even higher-end kitchen and bathrooms. Seller should grab an offer of $1 million, but won’t.
Sonies – I don’t think those row homes are going away anytime soon. Do you have any source for your info? In addition to the areas you mentioned there is also a court building on Superior or Huron that attracts an interesting crowd.
The courthouse is few long blocks west of this building… and LOL at the no-mans-land statements… have you people even been in this area?

The *river* is 4 blocks west. The Admin court is *exactly* one block west.
Seems like the rowhouse comment belongs on the 500 W Superior thread, where it’s true, but (imo) irrelevant.

The river is 4 STREETS west, not 4 city blocks (1/2 mile) west. It can’t be more than a 5min walk to the river walk from here.

It’s about 1/3 mile, which for the majority of CC commenters is at least 15 minutes.
Fred – 7 min walk according to Google maps. 11 min to EBC. 9 min to GT Fish & Oyster. This place is not far from the park but within River North this is a less desirable place than the buildings along Kingsbury south of Chicago – hence the no-man’s land comment. In addition to being farther from the desirable parts of RN it is also closer to the less desirable parts (gas stations / row houses / chicago ave). It should be price lower than the prime RN locations but is not.
Also for the record I love RN and think it is turning into a real neighborhood. The addition to the Children’s park is awesome and its packed if the weather is remotely decent. The new rental by the EBC will also add people which will lure more restaurants. I would have moved within RN if I could have found something that fit my needs.

You, of all people, should know that the “sonies river north block” is hard to define.
Sonies, The area yuppified considerably due to 600 West. When the work crowd dissipates at night there are a good amount of riff raff on Chi Ave between 600 West and the Shell gas station. The area deteriorates considerably. Hobos, trash, liquor bottles, and other things associated with section 8 housing make the 3-4 block stretch a bit sketchy. Walking around you’ll also notice an abnormal amount of glass car window scatterings litter this 4-5 block stretch. Much more cops patrol the area now due to a crime spark over the summer. (there was a shooting in the alley behind this exact building this summer) Hopefully once the row house are removed the whole area will start to resemble the streets south of chi ave, superior, erie, etc.

True. Sonies is an enigma on the walking. These are long blocks, yet he walks to work almost as fast as Miumiu to the Mag Mile.

about 3/4 of them are going to get torn down as soon as the city gets clear of legal issues. Anout 150 will stay for the foreseeable future, as they’ve been recently renovated.

I like to stay that way, but I have very long legs and on some days it seems like such a hike to get anywhere, and others, not so much!
Btw, do any of you have any knowledge or experience with Real Estate Auctions / Foreclosures / PreForeclosures? Is there any way to access a bank’s inventory? Other than MLS listings on Redfin, are there any other databases with this info?

Agree on the no-man’s land location. Building exterior is hideous. Unit itself makes up for those flaws. Balconies are great, but to get those sweeping views of downtown you have to be removed from it, that’s why this is in no-man’s land. However, you have excellent car access to the Ontario/Ohio ramp. Views of the static buildings/skyline get old (the buildings never move), but you could view some great storms from time to time blowing up from the south.
I agree the exterior is disappointing, but the interior is so nice it more than makes up for it. But maybe I’m wrong about it being worth the asking price or more. I was feeling ebullient after seeing the interior photos, especially of the outdoor space. So maybe for a million even.

Hybernia is a neighborhood in Highland Park, IL. Don’t you live in HP? It’s a very unique non-diverse Jewish enclave that should be on a list of Chicago(land) ethnic neighborhoods that a bus could tour, like a similar visit to Chinatown, Little Village, boystown, etc. It’s like a North Shore anti-Kenilworth, and the Hybernia architecture there is a sight to behold, unlike most areas of Chicago, or anywhere. It’s like the houses were dropped from outer space. I suspect that many aren’t even aware that this subculture/enclave exists in our (diverse) metro area. Go on a field trip and check it out. It would be great if they had “open house weekends” so tourists could view the interiors too, to see this subculture first-hand. The subject unit reminds of the Hybernia “taste/culture”. I don’t think I’m wrong in my analysis.

I’d go with the more likely explanation that Helmut’s ex-wife is Jewish. Not sure why Helmut is fixated with Highland Park, Hybernia, etc., but he clearly sees them as proxies for something/someone that has caused him deep pain. I agree with the suggestion that he see a therapist.

Yes, particularly since the moniker he’s chosen to use here is essentially (with one letter changed) the name of a young German man who allegedly murdered a Wilmette women. That women was in the process of getting divorced from her wealthy husband, who was Helmut Hofer’s gay lover. Helmut is still being investigated for this crime that occurred 15+ years ago, but he returned to Germany.
So does our Helmet idolize this Helmut? or just coincidence of names? I’m not aware that any of the parties involved in this were Jewish, so it doesn’t explain that! (feel free to Google “Helmut Hofer” if you want to verify the above story).

IMO you’d have to be on crack to think kingsbury/chicago is a better location than orleans/chicago.
