What Do Families Look For? A 3-Bedroom in 30 W. Erie in River North
This 3-bedroom top floor unit at 30 W. Erie in River North came on the market in January 2015.
This building was constructed in 2008 and has just 2-units per floor and only 20 total units.
It was designed to be more “family” oriented with 3-bedroom units.
This unit has north, south and east views and a private terrace off the living room.
The eat-in kitchen has luxury appliances like Subzero and Wolf along with wood cabinets and a kitchen island.
There is a master suite and a den.
It has central air, a laundry room and 2-car parking is included.
Although small, the building still has a doorman and exercise facilities.
Originally listed in January 2015, it has since been reduced once since August.
With 3-bedroom units in demand from families, why isn’t this one selling?
Sophia Worden at Berkshire Hathaway KoenigRubloff has the listing. See the pictures here.

This is a family house. Same size, nearly the same price, and on a lake. Too bad there’s only three pictures of the inside of the house! STupid realtors!
Walkscore of 18 for that Park Ridge property vs. 99 for Erie. Completely different buyers and mentality. Yet another reason not to have kids, they make you end up in places like Park Ridge, which is a fine family option but I can’t relate to anyone who would choose to live there without kids as it pales compared to much of the city.
“which is a fine family option but I can’t relate to anyone who would choose to live there without kids as it pales compared to much of the city.”
But the title of the post is “What do families look for?”
And the walk score of 18 is a bit misleading because it’s no more than a 4 minute drive to downtown Park Ridge, and a 6 minute drive to Edison Park, and a 8 minute walk to the metra, and a 2 minute drive to 294 and a 5 minute drive to 90. It’s an 18 walk score to the dry cleaners but maybe that’s a trade off for a private lake?
How is the walk score proven to be misleading by giving drive times to various “amenities”. The whole point of a walk score is to indicate the lack of the need to drive!
“a 8 minute walk to the metra”
You’ve suddenly become a faster walker than Miu!! The closer metra stop is 1.5 miles from that house.
