What Do You Get In Your Million Dollar+ House in Bridgeport? 3300 S. Normal
I’m not sure if this 5-bedroom single family home at 3300 S. Normal in Bridgeport is on or off the market.
It looks like it might have been withdrawn yesterday.
But it has been on and off the market since January 2008 so I’m still going to post about it.
Built in 2006 on a larger than normal 40×125 lot, it has 8000 square feet and a 3 car heated garage.
The house has two kitchens, including one in the lower level where there is also recreation room and one of the 5 bedrooms.
It also has a “glamour bath” which looks like it includes a fireplace.
Listed at high as $1.799 million a few months ago it was reduced to $1.65 million.
What’s the market for a million dollar house in this neighborhood?

This is the infamous house where Jeff Lowe was sued when his clients refused to sell the house to George Wilbourn. Perhaps that helps explain…..

Also interesting that this $1.65 million dollar home has lower taxes than some homes listed for $499k in Oak Park. (See 1205 Marion, OP)

I find it quite amusing that the buyers, who were silly enough to build the most expensive property in a 5 mile radius, thought that a black man wasn’t good enough for Bridgeport?!…HA! What other interested (and qualified) buyers were there? Which brings me to an even bigger concern/laugh – How was this family able to get a construction loan in that neighborhood?
Something sounds fishy about that discrimination lawsuit. Would sellers really refuse to sell their house to a black person? They are moving out of the neighborhood anyway, so even if they are racist, it still makes no sense. Why wouldn’t they sell this dump when they had a chance?
The documentation was pretty extensive – read the HUD report. They didn’t want to sell because their relative were still next door and they didn’t want to live next to black people, more or less. Despicable.

Show me one that’s having trouble selling for $1.6. It’s not about size, it’s about market value (but yes, this one is still undertaxed).
Even though they clearly appear to be racist, do you think they are possibly starting to regret not selling thier house to a black couple now that it is more than 2 years later and their asking price is now $500k below the previous contract price?
I hope it sells well below the previous $1.7M contract price and not for a long time. Hopefully the longer they have to sit in the house and the more money they loose, the greater thier stupidity will appear to them.

There are plenty of homes like this one spread throughout Bridgeport and Canaryville… I have no idea what the builders/owners were thinking. Maybe they were locals who ran into some success during the boom and thought that building their own mini manse was a good idea. Regardless, these are all painfully tasteless and offensive to the surrounding neighborhood. Bridgeport has a bright future, but not as a enclave for crass seven figure properties.

Yes, I am stunned, but I’m pretty sure not in the manner the realtor intended.
Horrible looking exterior. The worst type of 90’s/2000’s garbage mansion architecture that unfortunately you see way too often. No respect for the rest of the streetscape.

The virtual tour actually makes this place look better in my mind…although still far from my taste. Obviously the Bulls cologne didn’t do the job either, because the kid’s bedroom has about 5 pine tree air fresheners in it. Seems like an attempt to sanitize a male college student’s room.
Ok let’s look at this another way. It’s 8000 square feet of decent finishes. Although not everyone will like those finishes there are many things to admire. A second kitchen/ bar in the basement, all brick construction, and 5 bedrooms. What would replacement cost be for this property? I’d suspect well over $150 psf. That puts it at $1.2 + land cost.
No I’m not signing up as a potential buyer however I do not find it to be as overpriced as others. Remember that someone has to be the most expensive home on the block. This home gives some nice value for that cost.
I’m curious just who, if anyone, could find this house attractive. It looks like it should be a bank on Dundee Road in Northbrook.
There are just so many things wrong with this place, I don’t know where to start. First, terrible location for such a high priced home. At the very least, they should have land on a side street (away from the parking lot). This house needs some outdoor space or at least some curb appeal… they should add grass in front instead of pavers and plants in a pile of stones. The decor is dreadful for such an expensive house. It reminds me of a mobster’s house.

Yeah, but LaPietra’s house is 20x nicer than this one. Living in (or even near) this montrosity is the real estate equivalent of being hung on a meat hook.
Cheapest taxes I could find on a 8,000sq ft property here in the Lake Forest area was $22K. House was listed around the same price. It wouldn’t surprise me if the owners are in with the builders, and will walk from the mortgage having made a mint on the construction costs. That’s about the only reason I can think of that makes sense.

8000, shmatethousand, what are taxes on a house in LF that has an appraiser’s market value of about $1.1 million?
Average taxes on a $1.1m house in Lake Forest (not considering sq ft) is around $16k. I saw one as low as $8k and one as high as $23k, but most are around $15-17k. Lake Forest has very low property taxes, because of all the commercial land. Other Lake County towns aren’t as lucky.

So, taxes on this house about 10% less than a house with a similar assessed value in Lake Forest.

Imagine Chicago’s property taxes without the commercial and industrial tax payers. It’d be a ghost town right quick.
But the $1.1m house in Lake Forest is half the size of this one, although you’ll obviously get more land and the schools are better.

And the $1.1m house in North Center is half the size of this one, too. And in Manhattan, it’s a (nice) 1 br or a (smallish) 2 br apartment. Property taxes are based on the “market” value, not the size of the place.
In any event, the “taxable” SF of the place for comparison purposes is 5584, because the basement doesn’t count.
Half a block away you can get a foreclosure that sold for 1.1MM in 2005 with an ask price of 440k. 3249 s normal. MLS: 08174525.
