black appliances in white kitchen, what a weird touch. The pictures are pretty blah, although at least they avoided a camera phone. Would’ve been nice to see a pic of the private backyard. I really think they need to stage this if there is any chance of selling.
So, the kitchen needs a remodel…I like the place overall
that kitchen wouldn’t have flown a year ago, and certainly would be a deal-breaker in my book. Small bedrooms as well w/ one dimension being 9′ and 10′ respectfully. Larger “living” area however. Location could be its saving grace.

Quality of construction is often a concern with these types of townhouse developments. Unit appears to be in original condition, and dated, but I would also recommend that a serious buyer rely upon a qualified home inspector to do a thorough inspection for mold and leaks do to reliance on cheap building materials. This unit is a drywall box with a brick veneer.
This place has an ugly exterior and an uglier interior.
Only asking for 2.3% annual appreciation over the course of the bubble. We should give props to this seller who doesn’t seem _greedy_. I bet it sells near ask.

Where do you see spending $100K, the kitchen needs new cabinets/countertops and appliances. Not a complete gut job. I think it is more like $35K in updates.
Agree with Jason. You guys would be amazed at what can be done by refacing cabinets, new counters/backsplash, and new appliance. I recently remodeled a horrendous 2001 developer conversion kitchen for about 15K.
I would actually need to see how tall these cabinets are. They look like 42”. I would add new hardware, crown molding, and have them professionally painted.

Ripping out the cabinets and replacing is when it gets real pricey. If they are in decent shape and a good height, you can paint them, add molding, hardware, etc. Refacing can get pricey b/c you are basically paying for new doors.

I agree that those kind of jobs can be done well for very little cash. But the average person looking to upgrade their kitchen/bath will probably get a much worse deal. They won’t do due diligence in finding contractors, they aren’t willing to do costly work themselves, etc.
I would be very interested in what the average cost of a rehab (vs. a gut) actually is in Chicago. I’d guess closer to 30-40K to your 10K. Were I doing it, though, I’d be shooting closer to your number. 🙂

There’s another one at 2669 Greenview on the market for $639k. Jannifer Ames has the listing. The pictures are much, much better.
I used to live in Tamerlane…I agree that the unit needs some updating, but I can attest to the quality construction on the development (Belgravia). We had NO structural concerns at all in our 7 years in Tamerlane. This unit is identical to others that have sold in the last 6-9 months for considerably more (2669-E is identical, 2669-D had an upgraded kitchen). If you check the records, this really is an amazing deal and is going back to ’04 price levels. Not an owner anymore, but have wonderful memories of an amazing neighborhood that was a wonderful place to raise young children!
