This 4-bedroom re-sale in Lincoln Park 2550 at 2550 N. Lakeview in Lincoln Park came on the market in March 2013.
At 5175 square feet it has the preferred south, east/Lake views and 3 terraces.
You can see from the listing pictures that every room has both floor and ceiling crown molding, including the bathrooms. There also appears to be molding around the doorways.
The bathrooms also appear to have stone up the entire walls surrounding the bathtubs and in the shower areas.
The kitchen has dark wood cabinets (the listing doesn’t disclose the brand) which go all the way to the ceiling (so no space between the cabinets and the ceiling.) There are luxury stainless steel appliances.
It has a full-sized laundry room.
Two car parking is also included.
Are these the types of finishes, and attention to detail, you would expect to see in a $5 million condo in Chicago?

Hate that the bedrooms (some?) appear to be carpeted. But I could learn to live with that.
It looks like $900 a sq ft is pretty much the going rate for LP condos and co-ops, from what I see from a sampling of listings in the area.
Even so, it’s hard to justify it for this place, premium kitchen cabinets, luxury appliances, and larger baths notwithstanding. While it’s attractive enough place, it doesn’t have any outstanding architectural features and the trim and appointments seem rather standard. The assessment of $1893 a month are fairly low for such a large place, but that is just because the place is new and doesn’t have the issues that an older building like 2430 N Lakeview might. In time, it will develop the same older-building problems that place has and confront the same costs- and probably sooner in its life-cyle- but it will never ever have the beauty and charm of the unit now on the market at the 2430 building.

Despite the substantially higher assessments, I’d much rather take the Montgomery Ward penthouse featured yesterday. At least that had character and some jaw-dropping architectural details. This just feels bland. I guess I just assume that if you can afford $5M for a condo, an extra few thousand a month won’t matter that much.
I’d take yesterday’s penthouse over this any time.
I’m struck by the bathrooms. Look pretty ordinary.

The look of the modern cabinetry with the large crown molding just looks pretty bad. I’ve never seen a european style flat panel cabinets with crown molding.

Because they work at the Citadel, McDonalds, Ulta, ITW, Groupon, GrubHub, Grainger, Wrigley etc. etc. all of which are based in Chicago or the Chicago area.
Do buyers looking in this price range look at online listings or do their brokers just suggest places they visit? The pictures of this unit give no sense of the 5000 square feet. I don’t mind the unstaged aspect, but the pictures give no sense of scale. Also, where’s the floor plan in this listing?
The penthouse posted yesterday is so much better than this.

Even given all these employers in the city, it always shocks me how many multi-million dollar condo buyers are out there. I love the terraces and the views in this place, but I’d trade some of the space for more character. Agree with the others that yesterday’s penthouse was preferable.

mh, it surprises me too.
The listing would benefit from a floorplan and the cabinets look rather ordinary.
Of course the penthouse is preferable. But the location on this place is 10 times better and the building itself gives you a lot more networking opportunities as you are only living with people who buy $2 million plus units. Those are key advantages so the day-to-day stuff at this unit is a lot better though the penthouse is a lot better for the occasional party.
I think that penthouse may be misused as residential. Would assume it would have pretty good value as some kind of party venue.
I don’t understand the pricing of this place or why the location is so desirable.
Location – I much prefer LP between North Ave and Fullerton (part of that being OTT). Closer to downtown – shopping has more character (up here its all college oriented shops) – park down south has more to offer – better restaurants – less college oriented and more yuppie.
Price – If you want a new build mansion for this much $$ you can be on Burling / Howe / Orchard / Cleveland in a 5-7k square foot place. For half as much you can be anywhere in LP in 3-5k square feet for an updated older home with character. If you want a condo can get a comparable place in GC / Streeterville / RN cheaper.
This only appeals to people with kids who really want a condo lifestyle instead of a SFH and would rather be in north LP instead of farther south. I don’t think there are many of those people out there.
I wouldn’t prefer 1300 sq ft in a global city over 5k+ in Chicago. Really feel like you need to be making $5 million a year to have the kind of lifestyle that makes NYC, Paris, London a necessity.
For 5M I expect the carpet in the bedroom to be laid properly and without that nasty bump in the middle. Also agree that the crown molding the the kitchen is massively out of sdale and clashes with the modern cabinets. The shows like a place that someone will buy and then pour many thousands of dollars into to properly finish and decorate. How much? $250K??
the modern kitchen is mismatched for the unit. seems like another cheap box in the sky. for 5$ I’d expect top of the line everything but maybe I’m asking too much. money doesn’t buy taste I suppose, expensive units just make the sellers rich.
Actually as far as the location goes, I bet some people prefer a right on Michigan Ave. address. This place has fantastic access to museums, parks, down town and more.

Would a buyer in this price range be more concerned about location or the exterior and interior quality of the condo he’s buying? If I had that kind of money, I would buy in an older building. I don’t trust the quality, of all these buildings that were thrown up all over the city in such a short time.
I totally agree with Miumiu about the location, but I guess I can see the appeal of LP for people with younger children. It’s probably much more family oriented than the place on Michigan Ave.
If this is the same floor plan as Anon’s, I don’t get why they made such a huge laundry room. They could have created his/hers master bathrooms instead. They should have put the laundry room in the storage closet off of the 2nd bedroom.
I’d rather be here than Michigan Avenue. But I’d rather be in 2430 than in this building. Of course, I couldn’t afford either, and the last listing I saw at 2430 had assessments of over $8,000 a month. I guess that keeps out the riff raff.

More than you might think. They like having a doorman, staff, garage, sometimes a pool, etc. Sure, many would prefer to live in the NE GC or farther south in LP (or OTT), but there aren’t many options when it comes to condo buildings. There just aren’t many full service buildings in LP, nor are there many on the most desirable, family-feel blocks of the GC (east of Clark, and no more than 3 or 4 blocks south of North), at least not with units this large (and fewer still offer any private outdoor space).
Not saying that the finishes on this unit are all that. Just that there are families who want a place this big, on the park, with a doorman, with some private outdoor space. I’d say it’s overpriced by at least $1 million, but it does have the whole never-been-lived-in thing going for it.
I can’t believe they chose the current popular-condo “espresso” modernist kitchen and floor stain theme. It’s no different than all the Karen Biazar stuff you see in East Village, etc. This place could have used a DeGiulio kitchen instead. A white kitchen in the classic, but still updated, sense.
The assessments ($1,800) seem reasonable for 5,200 sf. Some condos with only 1,400 sf have assessments over $600. I guess they’re going to go up.

BRUSSELS? Haha, I lived there for 9 years and trust me, you would rather live in Chicago than Brussels. That honestly made me chuckle.
And this place is lovely, in a perfect location (in my opinion, the best in the city) and has great views. 2 things though… 1. Why is the kitchen sink looking straight into the wall? I hate that! Put it in the island so you can see that gorgeous view/something other than the cabinets in front of you! 2. They should update the pics of the view, everything is so lush and green right now, those bare trees look depressing.

At the speed traffic flows on 99 and 5, both EsEff and LA are a little over 2 hours driving (which is still the high speed rail of Cali). Plus you get Yosemite. And once you add short flights, you add Vegas.
Which makes Fresno the Brussels of California. “By far the most city-like place convenient to LA and SF”.
The main problem with Brussels is its people. To channel HH,there is no country with bigger concentration of assholes than Belgium IMHO.

I can think of one….begins with an “I”. The 2550 has a built-in church and shrine to a Catholic saint. That’s a great thing for 2550 residents, even if they aren’t religious, because it serves as automatic repellent to Chicago’s assholes and that element you find on the Gold Coast.
At least Belgium is safe and civilized, so right there it’s better than 2/3 of the countries in the world. What % of Brussels’ city parks are unsafe at night versus Chicago’s? I bet the average CC’er wouldn’t set foot after dark in at least 2/3 of Chicago’s public parks. Read about all the rioting going on in Brazil this week?

Waterzooi isn’t bad. A few years ago we were in Brussels in the fall, just walking around the Grand Place on a cold dreary day, there were street vendors selling a deliscous snail soup. Hit the spot.

Gare du Nord is a meaningful destination? St Pancras is a bit better, but hardly central.
On one hand, they cook their fries in horse fat in Belgium, which is disgusting.
On the other hand, Brussels is home to Miniature Europe and a gigantic replica of an atom, which is awesome.
I’m not sure if the horse fat fries are enough to dissuade me from loving the tackiness of their other tourist attractions.
San Diego sucks, the weather is nice though… unless you enjoy the mega nanny state that SD has become, the people there are some of the worst that california has to offer. (good luck if you smoke cigs or drink alcohol or eat meat) It has pretty much been over run with brain dead surfer stoners, and nanny state liberals.

Naples was a major European and world city up until the time of the Risorgimento when unification stripped it of capitol/major status. It was Europe’s largest city. It’s a hellhole of sorts now, but all things considered probably a cooler place to live than Chicago, IL. Anyone who is anyone, travels to Pompei, Capri, Amalfi Coast at least once in their lifetime. It’s a hard place not to return to, maybe that’s why HD’s been there 3 times.

I live in a cardboard box in the park itself, in some overgrown brush on the west side of the park; I don’t use traditional bank accounts – currency exchanges only, my degree is in the life of hard knocks and my worldly travels have taken me to more than a handful states in the federal prison system. I don’t have cable and a package of warm ramen is a better meal than the leftovers i eat most of the week from the dumpster behind Dunkin Donuts on North ave. Thanks.

Don’t get me wrong, I LOVE Belgium, it’s great and yes very centrally located. You can be anywhere is a matter of hours, it’s wonderful. And there are some beautiful neighborhoods in which to live, but as far as everyday life, it’s Chicago hands down.
And not all frites are cooked in horse fat! That’s a myth. They do double fry them though, then smother them in mayo… ha, you would think they would be fat as hell between that, the Duvels, and the chocolate, but the only overweight people you see are the American or German tourists.

This is SO, SO disappointing! I was thinking this would be a building I would seriously consider if I were to relocate to Chicago full time. Now that I see what is available for the $$$ and the location, I think not! What a mess for a building that was supposed to be similar to NYC condos…or at least that is what the reps were telling us!! The windows look a lot like what buildings in the 70s offered and the kitchens are just a disaster.
This is one unit that would benefit greatly from good staging.
Let’s see….the cabinets are bothersome. I know it is kitchen / bath cabinets and I usually am able to tell the brand of most upscale lines quickly, but I am at a loss on this unit. I don’t think I have ever seen these before…that or they are the lowest cost models that I have simply ignored them before. In one picture it appears the door on one is badly damaged and the agent tried to correct it before pictures were taken. Just so bad and cheap looking.
The crown moldings are just so out of scale they take up a lot of the ceiling space. I would much rather just look at plain ceilings instead of seeing these come out…what… three feet? Then look down at the floorboards, just so out of scale. It is like they went shopping and this is all that was left and knowing they didn’t really match they went ahead and installed them anyway.
The exposed and cheap plastic electrical outlet covers. The worse being on the end of the Kitchen Island and the one in the LR that is at eye level…WTF is that?

I watched it twice.
First of all, because they were house-hunting in Hyde Park, Beverly and Galewood which was awesome in itself. But mostly because of the dynamics between the couple and their real estate agent who was a former frat brother of the husband. The husband made a disclaimer that he wasn’t going to mix business with friendship because you know how that goes, and his wife immediately chimed in saying oh, she’d make SURE that didn’t happen, thereby establishing who wore the pants. The husband gazed at her with a puppy seeking approval / scared puppy look.
Their criteria centered around the husband wanting a wall big enough for his TV/projector, an outdoor space for deep frying turkeys, a large basement and the wife wanting ZERO stairs. (Uh, or maybe you could put the fork down, honey.)
Their agent never cracked a smile and seemed to have complete disdain for them while they whined about stairs in every single home.
He also did the following:
– Gave each of them the fakest hugs I’ve ever seen.
– Said “In Chicago, if it’s below the first floor, it’s a BASEMENT.”
– Spoke directly into the camera saying the husband judging a home by projector wall potential was STUPID.
– Said “There aren’t a lot of stairs. You’re just out of shape!”

It’s been 20 years since I’ve been to Belgium, but I spent a few days there in 1993 and enjoyed it immensely. The architecture, the small towns, the trams, the parks all were memorable. As was the beer. Still think it’s the best beer I ever had.
Was in Brussels in 2011. Loved it! But it was the ONLY place in Europe (or Chicago) where i witnessed a mugging right in front of me steps from Grand Place. I was stunned but hand-full of waffles kept me from intervening.

At the end of the episode, the poor husband deep-fried a turkey in the new house – (they picked the 300K Beverly bungalow) – to the lack-luster response of his friends and neighbors. It was depressing. It came out looking undercooked and pooled with oil.

In units at the price point, they are usually hidden behind a (sliding) panel or they are ‘invisible’, meaning they are marked then hidden behind the wall in case that is not a requirement of the new owner instead of using cheap home depot outlet covers and making that wall a predetermined location of the flat screen. One should never assume things when selling units at this price point. Buyers at this level need to be the one to make the decision….even the decision on where to place the outlet for the TV.

but an owner/developer has to finish out the unsold units. would you rather there be no outlets and cable jacks anywhere in the space.
