You bought at peak. You are not entitled to make money or break even. Do you not watch the news? You might sell this place is you lowered it to 240k.
Patio?
It is factually incorrect to claim that July 2005 was the peak. Not that CS is the best metric, but they have peak in Sept 2006 (~7% higher than July 2005). That said, the asking price does seem too high.
Ok so they bought right before the peak and are at least two years late listing at 7% above 2005 prices.

This seems to be the average for new construction around 2005. Of course, no one will list it as AVG KITCHEN FROM 2005.

This is worth less than 200K. I’m saddened and angered by the fact that my extremely large contribution of taxpayer dollars are going to end up paying for this loss. Can we bring back the debtor’s prison? I feel like this guy stole from me.
Large master bedroom………… 10×12 is huge! What a joke!
Yeah, I wouldn’t be too keen on the proximity to the el – RIGHT outside your back door. And every time I’ve walked past the front of this building I’ve had to laugh at the playpen sized “patio” facing the wrought iron fence – barely deep enough to put a few chairs side by side. I guess if you just got out of prison you’d feel right at home.
At least you could reach over and ignite the patio grill while sitting on the sofa.
240k? I can get a nicer place closer to downtown in the South Loop for 240k. Try 160-180. The ‘terrace’ is THREE FEET WIDE.

Its 10 x 12 … If you can pass a phone to another person, without standing up, no matter where that person is standing in the room, its not quite large, its friggin dorm room sized
What a hideous building and all that frou frou is a future nightmare to maintain. It’s really the modern 4+1. It looks like the bigger (one hopes) bedroom got lopped off for the entrance? That “patio” is totally useless.
This might be the most overpriced place on this blog.
Oh pundits…So unhappy so early in the morning. There are a lot of people who would take this place in a minute. Is it perfect? No.
