We usually don’t chatter about properties already under contract but since Gary said all we talk about are the depressed properties I thought I’d showcase one that went under contract in just a few months in a popular neighborhood.
This 3-bedroom brick cottage at 1025 N. Paulina in the East Village neighborhood of West Town was built back on the 25×130 lot so it has an unusual big front yard.
However, it still has room for a rooftop deck and a 2-car garage.
It has cherry floors on the main floor.

Originally listed in September 2012 for $635,000, it was reduced $10,000 before it went under contract after just a few months on the market.
Are move-in ready single family homes in the East Village a no-brainer to sell quickly?

So I live in East Village now and love what’s going on over here. It’s actually very hard to find something livable below 700K north of Chicago so this was filling an unmet need. Tons of new construction in the area. I haven’t really been down to UKV much recently (older with kids) but we were there for a NYE party a few weeks ago. I couldn’t believe how vibrant and interesting the area is now. If I was young I would live there over Lincoln Park of Lake View. Not even close.

I looked at a few places in UKV, around the 2100 w block of Grand and one just north on Ohio. The area seems really nice, I noticed lots of young people jogging, other people on crib-strolls, but I feel the area is too under-developed. Unless you’re close to Chicago, a grocery store is either a far walk or a drive, and there don’t seem to many cafe’s for coffee junkies like myself. And Twisted Spoke? Eh… Perhaps I was looking too far south in UKV though.
I think if you gravitate more toward the “hipster elite”, then UKV is a nice change from the “entitled, big-10 chicken-wing date-rape brofest” in LP & LV.

At $625,000 this IKEA and Home Despot especiale is going to price out all the hipsters elite. The wife and I were talking the other day and while we still harbor a little bit of longing for the city, we definitely don’t miss the $500,000 or more prices for a SFH in a fringe or non-GZ but still gentrifying/hot neighborhood. Kindergarten is right around the corner for this family and I’d be pretty freaked out if I had to scamble for some private school option or something. Where I live the problem is that there are too many options and all of them are great! That’s a good problem to have and we parents who are mostly city transplants discuss that all the time. I’ve always thought that overpaying for Chicago real estate is a fools game, and there are no shortage of fools willing to throw themselves off the financial cliff. That’s the dumb money. Yeah, that’s the metric I use as well. Before it got cold I was noticing single females jogging in the dark and figured that was a sure sign that the neighborhood had turned.

There’s the Dominicks on Chicago and Damen and there are two large empty lots on Chicago between Wolcott and Wood that are destined for retail development soon. But Grand is a wasteland.
Live on a country club a mile or two outside the city limits for nearly the same price as living in the home depot special in UK with the hipster elite. What a fools errand that is, to be hip and cool just to live around the hipster Illuminati. With large stately homes consistently going in the six’s in wonderful areas with wonderful schools just outside the city limits, only high incomed hipster wannabes would bother paying in the $600’s. This isn’t new york where if you live outside the city its a 75 minute commute each way (including driving and walking to midtown etc). This isnt’ SF where there is arguably a shortage of nice housing in safe areas. This is a cow town with vacant land as far as teh eye can see.

We just bought in the East Village and are excited to see the area grow. It seems the neighborhood associations have a some pull in what happens, so the development of Chicago Ave will be interesting to watch. I can’t wait to move into this nabe in May!
Also, there seems to be a difference between south of Chicago Ave and north of it. It will be interesting to see how the closing of the police station on wood affects the hood.

Serious question. Can someone provide the boundaries for Ukranian Village versus East Village? Are they part of the New Town animal?
@ Icarus East Village is the area east of Damen, south of Division and I think one could say north of Grand. Grand is more industrial, aside from the interior design shops that have opened up in recent years. I think it goes east of Ashland too. I lived in a nice pocket of E. Uk V ten years ago. The area north of Augusta between Honore and Ashland always felt more rundown and dirty. there there was quite a bit new construction. The closer you got towards Damen, the nicer it got. This might have changed. The housing stock in the traditional Uk V (west of Damen and south of Division is different, with a greater number of older brick two and three flats, wider lots and fewer workers’ cottages. I’m not speaking as an expert but this is more of my opinion of what I’ve seen living there and being a native of Chicago proper.

Chicago’s East Village neighborhood runs from Grand north to Division, from Ashland west to Damen.
It’s part of the community area known as West Town on the city’s official list.
AND
Ukrainian Village encompasses the area from Grand north to Division, and from Damen west to Western.
and the area east of AShland, north of Chicago, he has a Noble Square. Dunno what he calls the area just south of that.

Well, get a color laser if you must, but how often do you really need anything printed in color? I’m deeply sympathetic to the one device point, but I’ve decided I can’t take inkjets any longer. (Is there anyone actually happy w their inkjet?) Instead of a photo printer, you can also do photos online or in drugstore obviously.

That’s true, I forgot about that. And one of the things I hate about inkjets is if you run out of magenta, its difficult to print at all, even in B&W mode….something the industry dubiously encoded in their product.

My brother lives (rents) around here. He loves it. We do too but it’s not for us as schools SUCK, and it would only be a consideration if we could get a SFH w a small yard (because why move if we’re just going to be in another condo in another part of town, farther from the lake?), but prices are getting too high to afford both the home and 2 tuitions.
T.S. brings up a good question–curious for those who live in UV or EV how often do you get to the lake and the lakefront parks? Do you take the bus? Bike? I live near the lake now, but would LOVE a SFH…
We bought a frame 2-flat in the Ukrainian Village about 2 years ago and it’s proving to have been a pretty smart move. Renting one unit pays for over half the mortgage. The neighborhood is great and now they are building on every vacant lot – most notably those $800k rowhouses on Erie & Damen. The school situation is dire, but for what we’re spending a month, we can afford St. Helen’s on Augusta.
Pritzker is the area school for near here i beleive, and the new Lasalle 2 magnet is nearby also. Anyone have any experience with those schools?
This is 3 blocks west of the dreaded “Cortez Street” and it’s a great area??
Augusta has nothing on it, that stretch of Ashland is famous for La Pasadita joints, and I guess Division is the attraction? I don’t get it, not a fan of the location.

Wells is likely going to be shut down or converted. The Principle came to a community meeting to share the likely news a few months ago. The student enrollment is less than half capacity.

@anon. We don’t live there yet, but get out there a fair bit and live in River North currently. We take the Chicago Ave bus all the time. It is pretty regular and it comes more often as there is increased ridership. You can take it to any of the trains if you are going somewhere else, or all the way to Navy Pier.
That is something I like about the #66. It hits the Blue, Red, & Brown lines. Goes straight to the heart of the Mag Mile and end’s at Navy Pier for easy Imax access. Plus it’s 24/7.
It was a bit more inconvenient with the service cuts but it seems to have gotten better lately.
@CK – i thought the service cuts didn’t effect the 66. In fact, because of the increased ridership, they started doing more lines. This only makes it easier.
They’re definitely adding to the 66 (thankfully), at least during rush hour. It’ll never be the speediest bus line, but at least it’s no longer the most crowded. I actually got on one of those double-length buses the other morning.
Ridership on the Chicago bus is up over 5% from last year. I can’t imagine they would cut service.
