What’s the Going Price for an 8,000 Sq Ft North Center Victorian? 1904 W. Patterson
This 7-bedroom Queen Anne Victorian at 1904 W. Patterson in North Center has been on and off the market since April 2015.
Built in 1891 on a 62.5 x 125 corner fenced in lot, it has a large wrap around porch and a 3-car garage.
At 8,000 square feet, it has 7 bedrooms on both the second and third floors.
There’s a lower level exercise room and sauna as well as a game room.
It also has an interesting feature in the top floor turreted room: an “office/smoking room with ventilation system.”
The house has an eat-in kitchen with white cabinets, stainless steel appliances and stone counter tops.
It has central air and 3 fireplaces as well as extensive wood work and moldings.
Originally listed in April 2015 for $3,999,999, it has been reduced numerous times.
It was re-listed in May 2016 for $2.9 million and just recently reduced to $2.55 million.
Is this house now a deal for the lot size and square footage?
Julie Harron at Baird & Warner has the listing. See the pictures here.

What a beautiful place. Could someone tell me why it is so much cheaper than the comp below?

The Hawthorne property has a larger lot and is closer to the lake
Interesting. I thought the brick exterior was a large factor, but maybe not?
Finally priced around where it should be. Great property but 4 million was reaching to say the least. Reminds me of a Galena b&b, in a good way.
Yeah this should totally be a B&B
BIG YARD FOR A ROCK CONCERT!!! I’M GETTING THE BAND BACK TOGETHER!!!!!
What’s the inside joke with Jan Terri’s comments?
Love the exterior!
“What’s the inside joke”
I’ll give you this much: it’s not as clever as it seems at first.
“Could someone tell me why it is so much cheaper than the comp below?”
Location and size of the lot.
The Hawthorne house is near the Lake (still a preferred location for most). And it’s on 5+ city blocks whereas the Patterson house is on a much smaller lot.
Also- as someone else said- it’s brick construction.
Why no pictures of the smoking room?!? 🙁
Also, I could go without the wallpaper and drapes….
“Safe” distance from Wrigley, but still accessible via Addison bus. Perfect for rich Cubs fans.
Wow, somebody that can obviously afford proper furnishings and window treatments for the type of home they live in! I’m impressed!
And kudos for keeping this home properly “vintage” with the decor and updates.
what would you all say is the value of an oversized lot (30 wide) in NC, LV – southport, and RV?
“the value of an oversized lot (30 wide) in NC, LV – southport, and RV?”
It *should be* fairly dependent on the exact location, but I would say perhaps as low as $650k, and as high as double that. Excluding anything on a major-ish street, where you might get less than $650.
@anon(tfo): a datapoint for for you in Lincoln Square. A corner oversized lot just sold for $750k, with new owner’s intent to converting to a side yard. Two other lots on the same block have been converted to yards as well though I don’t believe either were over $600k. ~2200 block of Giddings.
“a datapoint for for you in Lincoln Square.”
Yeah, I’d have pegged LS as a little bit lower.

That’s an expensive yard.
It’s amazing considering the national media has recently described Chicago as “spiraling out of control” (with crime.)
