It’s back!
We last chattered about this 2-bedroom top floor triplex loft at 1000 W. Diversey in Lakeview in October 2011.

Many of you were taken by its uniqueness back in 2011 and thought that it could be cool.
But you also thought it would take too much money to renovate.
Back in 2011 it was listed at $449,900 but didn’t sell.
It has come back on the market at $460,000.
If you recall, it has 20 foot ceilings, exposed brick and a massive skylight in the living area.
There are also skylights in one of the bathrooms.
The third floor has a large master suite and the private 15×15 rooftop terrace.
The second bedroom is on the second level with the living/dining/kitchen on the main level.
For those of you familiar with the Diversey brown line stop- you can actually see this rooftop terrace quite clearly from the platform (it is in the building that houses the Starbucks at Sheffield and Diversey.)
The kitchen has white cabinets and stainless steel appliances.
Please be sure to check out the infamous soaking tub in the middle of the floor of the master bathroom.
The loft has all the features buyers look for including central air, washer/dryer in the unit and parking.
Will it get the premium over the 2011 list this time?

There’s something about the way this place is set up that makes it look like it’s not being used as a residence, but rather a residence that was turned into the headquarters for a start up business or something.
Looks straight out of a time capsule even the TV.
I kind of love it. I’d get some huge Nagel prints and just blast Duran Duran all the time.

This place brings back memories of Miami Vice.
$200 psf sounds about right. Decent price for the hood, esp. compared with NYC. They could probably pay someone $4000 to paint the whole place and it would be worth it to Seller and realtor. Anyone been to that bacon restaurant at 1028 West Diversey Parkway (Paddy Longs)? I wonder if the whole block smells like bacon?
Danny, I’d say the average price per square foot in NYC is $1,000.
That includes Brooklyn and Queens.
I’m considering a permanent move to Cago because I’m spending such a huge portion of my income on housing out here – definitely over 50%.
Even though I bought a long time ago, my assessments, property taxes and utilities have gone up a lot.
Owners used to get some small annual property tax refunds from the city, but those disappeared ages ago.
And instead of distributing some other small rebates back to the individual owners in our co-op, the board has been using them for some very expensive repairs to comply with some local laws which is just another way for the city to make money off property owners.
I went to Paddy Long’s bacon and beer flights years ago. Surprisingly good. Some really interesting bacon.
Step 1 – Don’t paint anything.

But Wrightwood Neighbors might exist, think I heard it before. Until they decide to change it to “Wrightwood Neighbours” to add some perceived social standing.
I see window AC units on the thing? And I see rust streaks on the white column as well as below those AC units (LOL).

Yes, that’s the master bedroom. I think the photographer purposely left the bed out of the picture because its built in and completely ridiculous. You can sort of see the frame of the bed but nothing that’s on it or whatnot, probably a huge built in waterbed or something odd.
The kitchen, wow, that’s a lot of hanging cabinets just slapped on the wall with no real design. And the handles – awful.
That’s a scary place, especially from a man’s perspective. I would never want to set foot in there.
Also I think the place might be vacant despite the staging. No coffee table with teh couch, no tv, etc, the owner may live in da south but google sometimes tells only half truths
I can’t figure out the floor plan.
Wonder how much it would cost to have the bathtub uprooted and set at a right angle.
