Would You Buy in Trump Tower Chicago Right Now? A 1-Bedroom at 401 N. Wabash

This extra-large 1-bedroom on the 74th floor in Trump Tower at 401 N. Wabash in River North has been on the market nearly a year, since January 2016.

At 1314 square feet, the unit also has an extra 8×10 den.

The unit has 10 foot ceilings and floor-to-ceiling windows with south and west views.

It has Brazilian cherry floors.

The kitchen has Snaidero cabinets, granite counter tops and Miele, Wolf and Subzero appliances.

The listing says it has a spa-like master bath.

The unit has central air, washer/dryer in the unit and garage parking is available in the building.

You also get use of all the amenities in the hotel portion of the building.

There are 486 units in the building with 41 condo units currently on the market.

But will the election of Donald Trump to the presidency put a damper on sales in the building?

Bloomberg recently wrote about Trump buildings, worldwide, being the possible targets of terrorist attacks.

Who pays to protect them?

“They’re landmark targets,” he said. “You suddenly have a normal crowded place that becomes a high risk place. Most of the properties will be in places where you can’t get people away.”

Colin Clarke, a terrorism expert at the Rand Corporation, added, “Al-Qaeda is into symbolic attacks. Then you have the added bonus of having Trump’s name slapped on these buildings and all his divisive rhetoric on Muslims.”

While Trump’s U.S. properties face a heightened risk — New York City police are now a full-time presence outside Trump Towers in Manhattan — the overseas buildings pose the thorniest problem. For one, Trump doesn’t own his foreign properties outright, apart from three golf courses in remote parts of Ireland and Scotland. In other cities, real estate developers pay him a licensing fee to use his name and have responsibility for arranging security independently of Trump.

Additionally, DNAInfo has reported on an idea to float gold pig balloons in the Chicago River which would obscure the Trump name on the side of the building.

A Chicago architect wants to hide the massive Trump Tower sign with a row of strategically placed flying golden pigs, a display aimed at providing “visual relief to the citizens of Chicago.”

The idea, a self-described “folly” from Jeffrey Roberts at Chicago-based New World Design Ltd., isn’t part of a formal proposal, but his renderings of “flying pig” balloons tethered to the Chicago River aim to address Chicago’s objections to the tower’s 20-foot-tall letters, which were in place long before the real estate mogul was a contender for the presidency.

There’s no plan to actually go through with this but it is one of many ideas that have been thrown around about Trump Tower Chicago in recent weeks.

Are all these issues a distraction for buyers or will they be a non-event in a few months after Trump takes office?

    Chicago is arguably one of the most violent places in America today, with major income inequality, failing municipal services, a corrupt government and collapsing finances. Illinois is again acting like a petulant child who cannot control himself. The rest of the country looks at us and laughs because we are a joke; we are the laughing stock of the national. People are leaving the state in droves and we are losing population, and those who remain are too poor to leave. I have been seriously considering leaving the state recently. Many of my friends have been too; most are considering sunbelt states. And this early season polar vortices are not helping either, who wants to live in a climate where next wednesday will have a high of “5” yes a high of “5” before winter even officially begins? I have a number of friends who have left chicago already; all but two of my college and law school roommates have left chicago for warmer climates. Many of my co-workers have already left. This state and city is a complete joke. Everyone laughs at us.

    You also need to consider weather and possibly medical care. I loved Richmonnd, VA but my wife doesn’t feel like it had the entertainment value (I hate the word “culture” because it sounds snobbish) that Chicago does. We checked out Austin, TX a while ago and it checks all the boxes except housing is more expensive than here. The Raleigh/ Durham area looks really appealing. Housing is cheaper there. However, we are not concerned about schools so I can’t tell you how good they are.

    I loved Dallas growing up but in hindsight it’s probably too boring. We are going to check out Arizona soon but I’ve pretty much ruled that out because I think it gets too hot there during the summer and I’m concerned about the water supply.

    Toyed with Florida but it would have to be outside the heavy hurricane areas. It doesn’t have the nearly the medical care that the other areas offer though.

  52. I would like to move to Phoenix. With the cost of living being so low, I could take trips whenever I wanted more “culture.”

    I can’t stop being angry whenever I think about all of the money I’m doling out to lazy retired city workers while I have to work. Why should I have to pay for their second homes and giant trucks? I have had a bunch of unexpected expenses come up and it’s extremely galling to live in this city and throw many at these lazy people.

    However, when we look at other places we find that we really do have it good here in Oak Park / Chicago. It would be nearly impossible to replicate the amenities, culture, school system, walkability, public transit, diversity, # of jobs available, ease of living, etc

    This is especially true now that we have children. Every place we’ve looked, we’d be giving up something fairly significant imho. Further, we wouldn’t even be saving any money as the RE costs just as much even in smaller cities.

    We’ve considered Austin, Seattle, Portland, and Atlanta seriously in the past.

    There are plenty of places, sure they more of a car culture than Chicago, but that’s not really an issue for most people. Plus, there are always more walkable areas in all cities and suburbs with little downtowns.

    I’ve read many times that millenials actually prefer smaller more walkable cities because they are more affordable with shorter commutes.

  56. HD, I’ve haven’t found it. We could survive without a car now. EVERYTHING we need is literally within 1-2 miles of our house. Schools (k-12), major grocery stores, multiple parks & play centers, full service gym, trinket shopping, restaurants, three public transit options, etc.

    When we looked in other cities, yeah we could walk to a few coffee shops or trinket stores, but it would be a stretch to call it walkable compared to what we are used to now. In many cases, the school systems sucked in areas that are more urban, so we’d have the expense of private school. Car culture was rampant. Still needed to really drive everywhere.

    We’ve been really spoiled.

  57. The thing my wife really likes about Chicago is that you can walk 2 blocks and get to a decent bar or restaurant. Basically it’s the urban environment. As urban environments go Chicago is indeed the cheapest and you can see it in the Case Shiller index.

    However, I’m not so crazy about urban environments. They come with high crime and beer bottles and other trash in front of my house daily.

    I was in Phoenix once during the summer. It was 115 degrees.

Our return flight to Chicago was cancelled, so we decided to drive to Charleston instead and extend our trip to kill some time. Wished we spent more time in Charleston than Savannah it was so much nicer imho.

    Asheville condos downtown are expensive, but the houses on the mountains aren’t too bad. I’d rather be on the mountain in a house for the views than in town.

    Ultimately, most of the actual “locker room talk” about women I have heard is in the vein of “this is what I think about her”, “this is what I would like to do to her” or “this is what I did to her.” But the things being done are consensual.

    When you cross the line into “this is what I do, I assault women and they can’t do anything about it” that is very different. And it wasn’t lies, it is all true, as some of the women he did this too quickly noted.

  112. Speaking of the Raleigh-Durham, N.C. area, I have family that lives in Morrisville, N.C. Morrisville and the suburbs around it are centered or close to the Research Triangle Park area. RTP has a lot of high tech and health care jobs. Yes, it is like a huge Naperville. Good schools and good public safety. You definitely need a car to get around.

    While staying there for a month, I felt like I was not even in the South. I was surprised to see so many of my peeps (I think almost 25% of Morrisville is Indian) and so many people from the northeast.

    The entire RTP area is growing by leaps and bounds.

    Also, according to political scientists who study all this kind of data, turnout actually goes up in the years of the general election when the incumbent is not on the ballot.

    So you live in California and you decide, “Trump is going to win anyway, why vote?” Same decision could have been made by millions of Hillary Clinton supporters in NYC, LA, Chicago and every other major city where she crushed Trump in a landslide. Yet- that didn’t happen.

    Really? It’s pretty hellish up in those mountains in the winter. Ice, ice, ice. Makes it nearly impossible some of the year to even get into the town.

    I know some people who have retired there and mistakenly thought they were “close” to medical care. Turns out, driving 20 minutes down a mountain in an ice storm isn’t “close” at all.

    People don’t think about the practicalities of living in certain locations. It’s pretty isolated in many of those small towns. That’s why they were nothing towns until rich retirees decided to go there and open craft breweries. ha! Great for the local economies that some of these towns aren’t completely dying anymore but I wonder if any GenXer’s will really move in there once the Baby Boomers realize it sucks to age there?

Yes, they can get hit, but they are somewhat protected from super severe storm surge (although the recent hurricane up the coast did push water onto the streets in the downtown.)

    I agree there’s “No comparison”: SZ’s fam fled Poland in ’39 after which his father Bernard, who’d been a grain trader, became a jewelry wholesaler in Chgo and invested in apt bldgs. SZ attended U Mich’s undergrad & law school. SZ’s RE career began as undergrad when he managed 16 units in Ann Arbor in exchange for free room & board. The owner rewarded his performance by hiring him to manage other Ann Arbor bldgs. When SZ graduated from law school in ’66 he & Bob Lurie managed 4000 units & they’d purchased 150+ units – while students! SZ sold his share & moved to Chgo where he started by buying unflashy apt bldgs in B markets like Toledo at much better cap rates than similar bldgs in A markets like Chgo. Since then SZ’s created 3 of the world’s largest REITs. In ’07 he sold at the top 540 bldgs for $39 Bil! Take a look at what he’s done @ Equity Commonwealth in past 2+ years! That said, had he agreed to return there to practice after graduation, he wouldn’t have been toiling away toward whatever the billable hour requirements were back then. Then, as now, there’s always a special handful of summers and new associates who tend to be placed on a different track, in terms of both the type and amount of work.     He graduated in 1966. So he was buying them in the early 1960s. It was a different world in real estate then. No one was watching flip or flop or thought it was a great idea to buy it up. It’s kind of like how Buffett and others in the 50s and 60s had the stock market pretty much all to themselves as long as they did the work. How’d Buffett buy all those stocks so young?

    You save some money, you buy a few apartments, you rent them, you build equity. You do it again. And once you get a decent number of them, then the bank takes notice (or, in Buffett’s case, the people living in the neighborhood) and then they give you money.

    Trump wouldn’t know anything about any of this because it was his dad which bought the first apartments, not him. He has no clue how to build a business from the ground up.

Not because I don’t like Trump (I don’t) or because I’m an anti-white bigot (??) or because I’m afraid of terrorism (the threat is overblown), but because you can get more space in a better location for less money. Also, the lack of rents from the retail space could potentially cause the assessments to increase; and the empty storefronts may cause the property values to drop.     That is the main complaint. The “MA standards” are higher and they sort of set the gold standard. Common Core forced the state of MA to lower its standards, I believe. Another criticism is that the common core standards for English don’t include enough fictional/cultural reading, and the emphasis is instead on non-fictional information comprehension. I actually prefer that.

And my kids allegedly go to a ‘good’ school. The principal sends emails that are barely understandable, the teachers are goofs, the homework they give the kids makes no sense, and I have no idea what they expect to learn from it. Each kid is now a ‘snowflake’ who must have everything be SO orderly and structured and organized, that school feels like a stifling prison compared to preschool. I’ve never in my life considered home school until I met today’s buffons called the educational system. If you can’t succeed anywhere else, go into education! They complain about working so many hours – because they are slow and unproductive! A little efficiency would go a long way you know!

    Yet Bush won popular vote 62,040,610 to Kerry’s 59,628,444.

    California

    Trump: 4,483,810
    Clinton gained: 4,269,978

    New York
    Clinton: 4,547,218
    Trump: 2,814,316
    Clinton gained: 1,732,902

    Texas
    Clinton: 3,877,868
    Trump: 4,685,047
    Trump gained by 807,179

    Clinton won popular vote 65,788,583 to 62,955,363. Just looking at those three states, Hillary should have won the popular vote by even “more” than the 2.6 million she won if California was all that mattered.

    You can’t just strip out one state and say that’s the “only” reason she won the popular vote. It doesn’t work like that.

    Here are the number of vote victories by the Republicans in Texas:

    2004: Bush won by 1,694,213
    2012: Romney won by 1,261,719
    2016: Trump won by 807,179

    So you could also argue that Hillary only won the popular vote because of Texas (i.e. Trump’s failure there – or Hillary’s tremendous 460,000 vote gain versus Obama.)

    No one is talking about it, but Hillary’s complete dominance in California (look at what it was in 2000 and 2004 compared to 2016. The Republicans were still “in” it in 2000 and 2004) and her narrowing of the margin in Texas (she gained 800,000 votes compared to native son Bush’s win in 2004) was huge. She won every major city in Texas and one suburb of Austin.

    It will only be one, maybe two, election cycles before you could see a Democratic corridor of counties stretching from San Antonio to Austin going all blue. The ones that went red in between San Antonio and Austin didn’t go red by large margins.

I was responding to a comment about how Trump supporters are not known for their brains. While I admit I haven’t done enough research to refute your percentages, now that you mention it, my hypothesis doesn’t seem that far fetched. If the Chicago median household income is under $50K, that’s a large % of poor families. Approx 25% are in poverty alone. 35% of people over 25 yrs old have a college degree. For the record, you can be poor and an overly educated liberal, the two are not mutually exclusive- just go to any poetry slam, hang out in any West Town Starbucks or check out your nearest bar full of millennials.

    It seems every other Starbucks you’ll find your latest Ivy League grad making coffee or looking for a nanny job. While not intended to be a slam on your personal beliefs, it seems liberal universities brainwash, bait and then play on students emotions rather than teaching them sensibilities past their emotions on what’s really important when running the country.

    There is too much coddling and being overly PC.   258. Hillary lost because she was a horrible candidate and made the strategic blunder of assuming she had WI, MI, PA, and OH in the bag. Her campaign ignored the concerns of the lower middle class blue collar worker and it cost her the election. These voters put Obama in office twice. Your typical middle America union worker.

    Trump had a message that resonated with these voters. He recognized they were being ignored and there was enough of them to sway the election in those swing states.

    Hillary’s loss had nothing to do with a whitelash, Comey, Russia, fake news, or anything else the left keeps coming up with to justify the loss. Hillary believed she was owed the Presidency.

    She lost the primary in 2008 to an unknown and little qualified black guy who should have been carrying their bags and getting coffee according to Bill Clinton. She took one for the team and thought 2016 was owed to her given how much the DNC rigged the primary and kept out other contenders.

    In all fairness, this election was supposed to be the Jeb & Hillary show, but the Republicans never planned for Trump. Unlike the DNC though, the Republicans didn’t quite rig their primaries enough…

  265. I want to move, but my family and friends are here. My job is here and pays well. I would seriously consider moving if I could work remotely from Phoenix. A Chicago salary in Phoenix would go a long way. As it is, their job market is generally worse than ours. I truly don’t know how Chicago or Illinois is surviving. We have the most corrupt politicians and insane taxes for which we get no benefit. We somehow still have held onto a slew of big businesses. It’s baffling.

    They DID purchase it. There was a contract. It was her land for his title. They just didn’t pay cash for it. I’m sure her giving him a certain number of children (male children, of course) was also included. I wonder what she claimed the breach was when she fled a few years later after giving him 3 kids?

    She ultimately lost the breach of contract case, obviously, which is why the family still has the land.

    This was a sophisticated transaction for the 1600s. Her family wasn’t messing around by having an actual contract.
