Would You Buy in Trump Tower Chicago Right Now? A 1-Bedroom at 401 N. Wabash
This extra-large 1-bedroom on the 74th floor in Trump Tower at 401 N. Wabash in River North has been on the market nearly a year, since January 2016.
At 1314 square feet, the unit also has an extra 8×10 den.
The unit has 10 foot ceilings and floor-to-ceiling windows with south and west views.
It has Brazilian cherry floors.
The kitchen has Snaidero cabinets, granite counter tops and Miele, Wolf and Subzero appliances.
The listing says it has a spa-like master bath.
The unit has central air, washer/dryer in the unit and garage parking is available in the building.
You also get use of all the amenities in the hotel portion of the building.
There are 486 units in the building with 41 condo units currently on the market.
But will the election of Donald Trump to the presidency put a damper on sales in the building?
Bloomberg recently wrote about Trump buildings, worldwide, being the possible targets of terrorist attacks.
Who pays to protect them?
“They’re landmark targets,” he said. “You suddenly have a normal crowded place that becomes a high risk place. Most of the properties will be in places where you can’t get people away.”
Colin Clarke, a terrorism expert at the Rand Corporation, added, “Al-Qaeda is into symbolic attacks. Then you have the added bonus of having Trump’s name slapped on these buildings and all his divisive rhetoric on Muslims.”
While Trump’s U.S. properties face a heightened risk — New York City police are now a full-time presence outside Trump Towers in Manhattan — the overseas buildings pose the thorniest problem. For one, Trump doesn’t own his foreign properties outright, apart from three golf courses in remote parts of Ireland and Scotland. In other cities, real estate developers pay him a licensing fee to use his name and have responsibility for arranging security independently of Trump.
Additionally, DNAInfo has reported on an idea to float gold pig balloons in the Chicago River which would obscure the Trump name on the side of the building.
A Chicago architect wants to hide the massive Trump Tower sign with a row of strategically placed flying golden pigs, a display aimed at providing “visual relief to the citizens of Chicago.”
The idea, a self-described “folly” from Jeffrey Roberts at Chicago-based New World Design Ltd., isn’t part of a formal proposal, but his renderings of “flying pig” balloons tethered to the Chicago River aim to address Chicago’s objections to the tower’s 20-foot-tall letters, which were in place long before the real estate mogul was a contender for the presidency.

There’s no plan to actually go through with this but it is one of many ideas that have been thrown around about Trump Tower Chicago in recent weeks.

Chicago is arguably one of the most violent places in America today, with major income inequality, failing municipal services, a corrupt government and collapsing finances. Illinois is again acting like a petulant child who cannot control himself. The rest of the country looks at us and laughs because we are a joke; we are the laughing stock of the national. People are leaving the state in droves and we are losing population, and those who remain are too poor to leave. I have been seriously considering leaving the state recently. Many of my friends have been too; most are considering sunbelt states. I have a number of friends who have left chicago already; all but two of my college and law school roommates have left chicago for warmer climates. Many of my co-workers have already left. If you dress correctly, i.e. have the proper coat, sweaters in wool or cashmere, wool pants, waterproof boots, actually wear a hat and scarf, it really isn’t that big of a deal.
And many people actually like winter and the seasons. Ice skating, snow shoeing, skiing, hot chocolate, snowmen and sledding. Instead of complaining- why not embrace the bounty?

Many of us are tired of the corrupt, debt-laden and crime-ridden mess that is IL and Chicago but anywhere with similar amenities tends to be more expensive and so many of the places that are booming jobs-wise lack much in the way of culture or true urbanism of the walkable kind with viable mass transit. I haven’t figured out anything better and apparently millions of others haven’t either.
Just put the Martin Luther King Jr Blvd sign up there and get it over with so everyone in Chicago will quit whining.

You also need to consider weather and possibly medical care. I loved Richmonnd, VA but my wife doesn’t feel like it had the entertainment value (I hate the word “culture” because it sounds snobbish) that Chicago does. We checked out Austin, TX a while ago and it checks all the boxes except housing is more expensive than here. The Raleigh/ Durham area looks really appealing. Housing is cheaper there. However, we are not concerned about schools so I can’t tell you how good they are.
I loved Dallas growing up but in hindsight it’s probably too boring. We are going to check out Arizona soon but I’ve pretty much ruled that out because I think it gets too hot there during the summer and I’m concerned about the water supply.
Toyed with Florida but it would have to be outside the heavy hurricane areas. It doesn’t have the nearly the medical care that the other areas offer though.

I would like to move to Phoenix. With the cost of living being so low, I could take trips whenever I wanted more “culture.”
I can’t stop being angry whenever I think about all of the money I’m doling out to lazy retired city workers while I have to work. Why should I have to pay for their second homes and giant trucks? I have had a bunch of unexpected expenses come up and it’s extremely galling to live in this city and throw many at these lazy people.
I’ve considered moving as I absolutely despise the winter weather here.
However, when we look at other places we find that we really do have it good here in Oak Park / Chicago. It would be nearly impossible to replicate the amenities, culture, school system, walkability, public transit, diversity, # of jobs available, ease of living, etc
This is especially true now that we have children. Every place we’ve looked, we’d be giving up something fairly significant imho. Further, we wouldn’t even be saving any money as the RE costs just as much even in smaller cities.
We’ve considered Austin, Seattle, Portland, and Atlanta seriously in the past.

There are plenty of places, sure they more of a car culture than Chicago, but that’s not really an issue for most people. Plus, there are always more walkable areas in all cities and suburbs with little downtowns.
I’ve read many times that millenials actually prefer smaller more walkable cities because they are more affordable with shorter commutes.

HD, I’ve haven’t found it. We could survive without a car now. EVERYTHING we need is literally within 1-2 miles of our house. Schools (k-12), major grocery stores, multiple parks & play centers, full service gym, trinket shopping, restaurants, three public transit options, etc.
When we looked in other cities, yeah we could walk to a few coffee shops or trinket stores, but it would be a stretch to call it walkable compared to what we are used to now. In many cases, the school systems sucked in areas that are more urban, so we’d have the expense of private school. Car culture was rampant. Still needed to really drive everywhere.
We’ve been really spoiled.
The thing my wife really likes about Chicago is that you can walk 2 blocks and get to a decent bar or restaurant. Basically it’s the urban environment. As urban environments go Chicago is indeed the cheapest and you can see it in the Case Shiller index.
However, I’m not so crazy about urban environments. They come with high crime and beer bottles and other trash in front of my house daily.
I was in Phoenix once during the summer. It was 115 degrees.
I too like urban culture except that the distractions make it difficult to save. So many places to eat, so many places to go. I feel bad for someone trying to start a restaurant, so much competition for what limited budget I spend going out, and especially now with kids and daycare/preschool budget, there’s not a lot left over.

Durham and Raleigh have some really nice areas also. Very wooded obviously. But definitely not walkable. To get walkable you have to go urban and then you have urban issues. Yeah, there is a part of Chapel Hill that is walkable but didn’t like the housing options there.

Sabrina, I’d move to Charleston before Savannah. Pretty much the same thing except on a larger scale. Savannah is tiny (the good parts). We did a trip to Savannah. Our return flight to Chicago was cancelled, so we decided to drive to Charleston instead and extend our trip to kill some time. Wished we spent more time in Charleston than Savannah it was so much nicer imho.

Speaking of the Raleigh-Durham, N.C. area, I have family that lives in Morrisville, N.C. Morrisville and the suburbs around it are centered or close to the Research Triangle Park area. RTP has a lot of high tech and health care jobs. Yes, it is like a huge Naperville. Good schools and good public safety. You definitely need a car to get around.
While staying there for a month, I felt like I was not even in the South. I was surprised to see so many of my peeps (I think almost 25% of Morrisville is Indian) and so many people from the northeast.

I know some people who have retired there and mistakenly thought they were “close” to medical care. Turns out, driving 20 minutes down a mountain in an ice storm isn’t “close” at all.

I would argue that Jorge Perez of Related is a far more successful developer. He, at least, takes risks. He’s not just licensing. He’s put his stamp on Florida like no other. He’s one of the driving forces behind the “internationalization” of Miami.

I agree there’s “No comparison”: SZ’s fam fled Poland in ’39 after which his father Bernard, who’d been a grain trader, became a jewelry wholesaler in Chgo and invested in apt bldgs. SZ attended U Mich’s undergrad & law school. SZ’s RE career began as undergrad when he managed 16 units in Ann Arbor in exchange for free room & board. The owner rewarded his performance by hiring him to manage other Ann Arbor bldgs. When SZ graduated from law school in ’66 he & Bob Lurie managed 4000 units & they’d purchased 150+ units – while students! SZ sold his share & moved to Chgo where he started by buying unflashy apt bldgs in B markets like Toledo at much better cap rates than similar bldgs in A markets like Chgo. Since then SZ’s created 3 of the world’s largest REITs. In ’07 he sold at the top 540 bldgs for $39 Bil! Take a look at what he’s done @ Equity Commonwealth in past 2+ years! The way the stories are told every year to the new summers and first years, one would think that Obama had a long career at Sidley, but as everyone knows it was just a summer. That said, had he agreed to return there to practice after graduation, he wouldn’t have been toiling away toward whatever the billable hour requirements were back then. Then, as now, there’s always a special handful of summers and new associates who tend to be placed on a different track, in terms of both the type and amount of work. They have especially sterling credentials or political ambitions – and Obama had both.

He graduated in 1966. So he was buying them in the early 1960s. It was a different world in real estate then. No one was watching flip or flop or thought it was a great idea to buy it up. It’s kind of like how Buffett and others in the 50s and 60s had the stock market pretty much all to themselves as long as they did the work. How’d Buffett buy all those stocks so young?
You save some money, you buy a few apartments, you rent them, you build equity. You do it again. And once you get a decent number of them, then the bank takes notice (or, in Buffett’s case, the people living in the neighborhood) and then they give you money.
Trump wouldn’t know anything about any of this because it was his dad which bought the first apartments, not him. He has no clue how to build a business from the ground up.

If people are leaving blue states, it’s because of the extreme costs of living there because of the amazing success of its cities. It is the richest parts of the country. The future of the country is in the cities. It doesn’t matter if it is red or blue state.

Common Core is just a symptom of the dysfunctionality of the buffoons that run our elementary schools. These people couldn’t pull their heads out of their a$$es. And my kids allegedly go to a ‘good’ school. You can’t just strip out one state and say that’s the “only” reason she won the popular vote. It doesn’t work like that.
Here are the number of vote victories by the Republicans in Texas:
2004: Bush won by 1,694,213
2012: Romney won by 1,261,719
2016: Trump won by 807,179
So you could also argue that Hillary only won the popular vote because of Texas (i.e. Trump’s failure there – or Hillary’s tremendous 460,000 vote gain versus Obama.)
No one is talking about it, but Hillary’s complete dominance in California (look at what it was in 2000 and 2004 compared to 2016. The Republicans were still “in” it in 2000 and 2004) and her narrowing of the margin in Texas (she gained 800,000 votes compared to native son Bush’s win in 2004) was huge. She won every major city in Texas and one suburb of Austin.
It will only be one, maybe two, election cycles before you could see a Democratic corridor of counties stretching from San Antonio to Austin going all blue. The ones that went red in between San Antonio and Austin didn’t go red by large margins.

If the Chicago median household income is under $50K, that’s a large % of poor families. Approx 25% are in poverty alone. 35% of people over 25 yrs old have a college degree. There are common themes that run through elections – and the last 3 elections in particular. Politicians sell Hope and Change – just different brands. It’s a very appealing notion.
