River North isn’t all high rises. This 3-bedroom townhouse at 419 W. Grand just came on the market.

The listing says there have been some renovations including new windows and new marble baths.

The kitchen has white cabinets, stainless steel appliances and granite counter tops.

Two of the bedrooms are on the second floor with the third on the third floor along with the family room.

The townhouse has several outdoor spaces including a 25×20 roof deck.

It has a 2-car attached heated garage and central air.

The listing says it’s in the Ogden school district.

Is this a good alternative for a family that still wants all the excitement of River North but doesn’t want the high rise?

  1. The website’s photos that make this look like an end unit will sure upset some potential buyers. Plus, I believe its a parking garage. Not sure how close the spot is to the actual unit as the entrance is further east on grand. Interior is nothing special. Its a close cousin of the cookie cutter South Loop 2/2.

  2. Those townhouse assessments seem extremely high. What do you get for that? It does look like its next to the parking garage. I’m not sure how busy Grand Ave is there, but that is also a detractor. I’d rather be in the townhouses across the river from East Bank Club than in these.

    Yep, some numbskull took a pic of the J unit next door. Speaking of the J unit, it sold last year:

    for $772k. It does appear to have (had) the original master bath, and I do like the reno’d one here more, but I think any value add from that is more than offset by the end unit upside.

    Also, the G Unit (heh) sold in March for $775k. It somehow squeezed in a 4th bedroom. Master bath looks to be b/t I & J in quality/appeal, and some of the other finishes maybe not quite as nice, but extra bedroom (and extra SF??) should offset that.

    I don’t know how anyone gets comfortable with nearly 20% more for this one.

  4. This will be literally right next door to the rental high rise that will be built over the clark & barlow space and parking lot, so it won’t exactly be “quiet” for long…

    Bet they can’t wait for caisson digging and tub pounding… should be real quiet…

  6. This realtor really needs to go see the property and take the correct pictures. Listings need to be factually accurate.

    Also, the comps indicate this one shouldn’t go for more than $825,000. Significant price reduction will be needed to move it.

    I am not an agent so maybe I fail to understand the logic. However, from a buyer’s standpoint, wouldn’t in be in the agent’s best interest not to make it seem like an end unit? For one, if I were a prospective buyer and went to view this under the impression it was an end-unit, I would storm away as soon as I realized it wasn’t thus wasting not only my time, but the agent’s as well. Two, half-interested in this unit can do a quick google search and see exactly where its at. Why not list accurately and save everyone the time and bother? Is it the agent’s ideal end game that someone will come look thinking its an end unit and then maybe offer 30-50,000 less because its not and the agent/buyer still be ahead because of the inflated ask?

    You’re not in River North in that location, however. In this location, you can walk to restaurants, bars etc.

    Is the difference of 750 feet going to prevent people from walking to restaurants and bars? Are there no restaurants and bars on the west side of the river?

    It is true that Kinzie Park is not in River North, for those who worry about such things.

    Yes, it would be important, but, as Sabrina tells us all the time, once you have kids, you don’t care about walking to the bars. And she cited the convenience of bars as a reason to live here rather than Kinzie Park, not anything to do with schools.

    In any event, Kinzie Park is still in Ogden. The SW corner of the a-a is Des Plaines and Lake, north on dp to Kinzie, then west to the Kennedy, along the Kennedy basically to Augusta, back south along the train tracks to Chicago, and back to the river.

  15. Ogden has a brand new building and an IB program. Even if Skinner West’s scores are better, that’s probably driven by the presence of a classical program which is purely selective enrollment.

  19. I know I’m really late to the party but I’m the listing agent for this place and need to address some of the comments. I’m sorry the wrong photo ended up here for a short time. I get that it appears shady but it certainly wasn’t deliberate. We use an excellent professional photographer but unfortunately he took a picture of the wrong unit as a tree blocked the view of the listing in question. He’s no Realtor and was didn’t consider that might have appeared misleading to prospective buyers. As soon as I found out I had it removed and I’m pretty sure that was within 24 hours of going live, but it may have lingered longer on websites outside of my control. I actually received abusive anonymous emails as a result of this mistake! Thought that was a little harsh.

    All 419 Grand townhome layouts are identical, although the end unit has three more windows. Unit C recently sold for $840k and was essentially unchanged from the 2000 build. The Unit i sellers renovated two baths, added new maple hardwood in all living areas, replaced all the windows and more and the result is a more modern, desirable family home.

    The townhomes are part of the Sexton Lofts association and have condo ownership. They can use the gym, package room etc. If they have exterior maintenance issues the association takes care of them. The garage spots are in the common garage but they are directly underneath the townhomes, and semi-private, accessible by a private staircase .

    Anyway, it’s a great home and we were under contract in five days after multiple offers. A new one on the Kingsbury side just came on for $987k!
