  1. First and foremost, Sabrina – you need to get a job as a photographer!! Your pictures are ALWAYS much much better than any of the pictures the realtors take. With your interest in real estate and photography, why not capitalize on it? I’m sure you could make a few hundred/day on the side just by doing what you love to do!!

    Second of all – this is a GREAT place for the price/location. I am shocked that it hasn’t sold. If I didn’t have my in-town, I would definitely consider this place. Even as a primary residence, it seems like a GREAT place. I absolutely love it (for the price).

  4. I don’t know if clio is looking at a different place or what, but the inside of this property does not seem that nice to me. It looks like it has builder-quality finishes. In particular those round metal railings look straight from the frat house. I’m not wild about the neighborhood either. However, for the space probably somewhere in the high 4s gets it done.

  11. I was disappointed when I looked at the pics. I thought I was going to like this, but I was wrong. That kitchen is horrible. It’s like they built the house and were like, “Oh wait we forgot to put in a kitchen! Throw it over there!”.

    I understand it was built over 10 years ago… but still.

    No garage pick either?

    If it sells, it will be sub-five.

  20. The kitchen is fine. IIRC there are cabinets on the other side too. There’s a 2 car garage.

    It gets great natural light with the end unit and Southern exposure.

    Driveway for backing out of the garage is VERY narrow in the back of this building, after which, you come out onto an alley if I recall. Sucks in the winter when there’s ice/snow.

    That row of cabinets sits cantilevered out from the South wall of the building: http://clientconnect.koenigstrey.com/ASPEngine/kns/out/files/101_07735791_1.jpg It adds interest to the exterior and square footage to the interior.

    If those cabinets were connected to the rest of the kitchen it would look retarded and gain nothing but a useless lazy susan corner cabinet. The previous owner used that row of cabinets for a wine/coffee bar and it worked well.

    The standalone row of cabinets near the wall are basically a butler’s pantry for the adjacent dining room – they’re not even in the kitchen.

  53. Am I the only person who despises all of these “newer” corner lot buildings that seem to be oblivious to the longer street side? Having a corner lot in the city is a HUGE opportunity to have two articulated facades with large window openings to flood the interior with natural light.

    …alas, every single day I see more of more contractor specials that ignore their best asset and they are treated as if they were midblock residences.

  54. Good location, good price. You can redo the kitchen if you so desire. I looked at one of these town homes two years ago before I bought my place. They were very over priced then, but seems like this one is priced pretty well. Its a pretty big liveable space. Yes, its cookie cutter, but there aren’t a ton of unique livable homes for $500k in this area.

  55. I should also add – do you know how much three bedroom condos are renting for these days??? For this area you can expect to pay about $2000-$24000 for a nice two bed condo. A three bedroom would rent out for $2400-$2800. It actually makes sense to buy something like this now with rates at 4.25% (i just refinanced, so yes, people can get those rates) It actually cash flows.

    The question really isn’t if it’s cheaper to rent v. buy- as it is becoming much cheaper to buy in many neighborhoods now.

    The real issue is:

    1. Do you have the downpayment to get into the property?

    2. Do you have a long term time horizon in order to ride out the downtrend?

    Basically- if you think you’re going to move in the next 7 to 10 years- you should probably be renting. If you know you are going to stay put for a decade- then those are the people who should consider buying.

  58. I looked at an identical end unit in a townhome block on Pearson, just SE of this place. The layout was poor and the “penthouse family room” had a half wall that overlooked the master bedroom- a real turnoff.

    The unit has since been taken off the market and is now being rented.
