Get a 3-Bedroom Duplex Up With Cathedral Ceilings for Under $900K: 327 W. Belden in Lincoln Park

This 3-bedroom duplex-up at 327 W. Belden in Lincoln Park recently came on the market (this picture above is actually of 329-333 W. Belden, the building directly next door. I thought I also had a picture of 327 W. Belden which looks nearly the same but I don’t. But it gives you an idea.)

It seems to live more like a single family home than your typical condo.

All 3 bedrooms are on the second floor and the unit has 3 outdoor spaces, including a deck off the master bedroom.

It also has 22-foot high cathedral ceilings in the living room with 4 skylights.

There are hardwood floors throughout and a main floor den/family room off the kitchen.

The kitchen is described as a “chef’s kitchen” and also has an eat-in breakfast area.

The unit has central air, washer/dryer in the unit and parking is included.

It is also in the Lincoln school district and close to the lakefront.

Is this priced to sell quickly at under $900,000?

Emily Sachs Wong at Koenig & Strey Real Living has the listing. See the pictures here.

  1. Looks alright I suppose, but I can’t help but be concerned with how often I’d need to stop to take photos, solicited or not, of the innumerable passersby, be they rich or poor, attractive or unattractive, bidden or unbidden, with their image recording devices, of suitable quality or not. People will come. And elated they’ll be.

  5. Even though I don’t know whether or not this place has a garage, it kills me that I am not currently in a position to buy this place ($825kish) immediately and move. At least I have DZ’s winning post to lift my spirits.

  6. “it kills me that I am not currently in a position to buy this place ($825kish) immediately and move.”

At least you know there’s something for future anonny to aspire to. I do like this place and the proximity to the park/zoo (just not quite as much as you do). Somewhat high ass, no?

“Even though I don’t know whether or not this place has a garage”

One assigned space. I’d think future anonny would require 2 spots.

“Anon is rubbing off on you…”

Just *trying* to speak to the anon*.* on their own terms.

  7. Also, that’s crazy tv placement, especially if the couch is normally in that position, but even if it’s not.

  8. “Also, that’s crazy tv placement”

People of such elite social status look down upon such prole habits as television viewing, but keep one in their home to avoid being seen as too weird by anyone who might have occassion to be in their home.

Also, note the crib. Folks must be fleeing to the suburbs.

  10. “Could someone tell me the total sq ft of the unit?”

From the floorplan in the link, I’d ballpark it at 2200, perhaps being a little generous in my estimate.

  11. Forget John Galt, this stuck prole should’ve been wondering who is Bear Stearns? They aren’t getting out of this terrible financial decision with nary a nick, thats for sure. 40k is peanuts they should be thinking loss of 100k+

  13. Seems overpriced to me, a 2008 purchase like this one was at the nominal pinnacle of the market, and this guy is unfortunately looking at barely getting his outstanding balance of $750k satisfied by trying to sell this now.

  15. Huh? I don’t get all the positive comments. The finishes of this place are VERY VERY average. It looks like a 200k house in plainfield (on the inside).

  16. The finishes aren’t awesome but how often do you find a two story (non-duplex down) large 3 bedroom/2.5 bath vintage condo with features like the cathedral ceilings? You can upgrade the finishes on this condo easy. You could never turn a house in Plainfield into this condo or have the location.
