  1. Can’t tell if current owner or prior owner did the updates (kitchen, bath, mini splits)—I’d guess it was the current owner, and that makes the ask seem pretty reasonable.

    The bath updates and the a/c are really solid adds (tho the conduit for the a/c looks *terrible*). The kitchen is better, but also sort of worse—does the fridge actually extend into the hallway?? Sure looks like it. The cabinets in the dining area will forever be weird as most owners won’t want a chest freezer there and more cabinets (or the fridge in a big enough space) would have been better over there. And just too little storage overall.

    Still, seems like a reasonable value in the current market.
