  3. SFH’s in Albany Park is not exactly my knowledge wheelhouse, but I think it’s a great place. Great woodwork all around, the sunroom is nice, BEAUTIFUL garden, in the middle of a 37.5′ lot. The kitchen is kind of meh and their choice of colors and decorating leave a lot to be desired. Seems like a reasonable price!

  6. I love all the wood work and the back yard. That kitchen totally does not match the rest of the place. A second full bath would really help this place. The lack of the 2nd bath is always the worst thing about houses with this old layout.

  11. DZ is right, There is some great Middle East food (Noon al Kabob) and Thai (Arun’s is basically 4 star) on Kedzie. This area is not for everyone but there is a fair amount of amenities, grocery, transporation options etc… at Kedzie. You are also very close to mall type retail along Lincoln and into Lincolnwood on McCormick just north (something families appreciate).

    However this house is west of Kimball, a little less of a desired location.

    Your choices are limited in terms of move-in quality (regardless of finish level) single family homes of any kind anywhere near a Brown Line stop or any train line (even far west near a Blue Line stop in Jeff Park is tough to do under $350K).

    North on Jersey, near Peterson, there have been a handful of small, square 1950/60s bungalows in North Park selling mid-$300s. Nice spot adjacent Revere Park backing up to Bud Long Woods, but light on transportation.

  13. Albany Park is not a very safe neighborhood. In the past three years it has gone downhill. It is quickly going back to it’s old ways. I would stay away from this neighborhood.

  15. yikes…current owner has paid somewhere in the ballpark of 12k a month to live here if they can sell at ask, not included closing cost, tax, utilities. When its all set and done it will be around 15k a month to live here in albany park. thats makes me sad. At least you wouldn’t have to change any of the wall paint or rug colors when you buy it.

  16. It was first listed seven months ago — looks like they’ve owned it since ’91 (for $130,000). Not quite $15k per month — they’ll do OK.

  17. Great place for the money, with charming vintage details and a great back yard. This is a nice family home if you can find a place to put a second bath, which is the reason this place is so inexpensive for a roomy, well-maintained, charming old house on the north side.

    That, and it’s in Albany Park, which is still a little marginal. That area has a way to go to develop the retail and entertainment that makes it attractive to a middle class family, but it is coming along. It’s vastly improved in the past 10 years- far fewer bars with Elvis imnpersonators and nightly brawls.

  18. The house has a nice interior and nice backyard. The same cannot be said of the street facade. The area is not for everyone, but as said by other CC contributors, it is improving.

    I like the back yard deck and landscaping.

    In fact, I like the more “wild” lots. Many of which can be found along the Chicago River (or North Shore Channel) in Ravenswood, Ravenswood Manor, Albany Park, North Park, etc.

  23. 3047 W Montrose Ave is in short sale and listed at 150k which is near by and the last owner paid 395k. so at least my post could have been true, is this a deal?

    Unfinished, maybe it’s very difficult to finance?
    Needs new roof, means leaking and possibly mold?
    Windowless basement?
    2nd kitchen?
    On Montrose?
    Listed for 223 days….if this property was a deal it would have sold long ago.
