3-Bedroom Rehabbed Bungalow Now Under $325,000: 4820 N. Tripp in Mayfair

We last chattered about this 3-bedroom bungalow at 4820 N. Tripp in the Mayfair neighborhood of Albany Park (is part of Mayfair also in Irving Park? I’m confused by Mayfair’s “true” boundaries) in July 2011.

Many of you were surprised to find you liked this bungalow but didn’t know much about the neighborhood.

The house is still on the market and has been reduced another $24,900 to $324,900.

If you recall, it was a foreclosure in 2009 and has since been rehabbed.  Someone posted a link last time to the rehabbers blog if you want to see the process. See that here.

The bungalow has been registered with the city’s Historic Bungalow Initative.

The listing says it has a new master bathroom.

The kitchen has cedar finished cabinets and stainless steel appliances.

2 of the bedrooms are on the main floor with the third in the basement along with the family room.

It has some of its vintage features intact such as built-in bookcases and stained glass windows.

Built in 1923 on a 30×125 lot, it has central air and a 2-car garage.

Mayfair was voted one of the best ”old house” neighborhoods in 2010 by This Old House magazine (51 neighborhoods were selected nation wide).

Will this house ultimately sell for under $300,000?

  6. It’s very easy to laugh at someone or make fun of them – but these people are actually trying….unlike G, HD, anon, bob, who do nothing but talk talk talk – there something to be said for that. I would bet anything that the significant others of the aforementioned gang would rather “be with” someone who is more of a cowboy and adventurer/risk taker. Their loss…..

    No but the cps locator has had issues the last couple weeks. I also leveraged my $45 NPN (where the first N now stands inclusively for neighborhood) subscription to find out that someone knew someone who liked Palmer. While Palmer may not suck, I wouldn’t say there’s a plethora of great, let alone good, public schools, or parks with super strollers, in area.

    I’m sure she does – her biggest mistake was not forgiving me for a couple of drunken late nights I had (and the indiscretions which go along) that took place early in our marriage. If she would have been practical, forgiven me, and set down some rules, we both would have been fine – but obviously, like most of you, she was influenced by the media/Oprah, etc. and was absolutely inflexible and dogmatic about it. Anyway, the point is that people should really give the cowboys/adventurers out there who actually take crappy houses and fix them up a LOT more credit. If they fail, at least they tried – which is WAY more than most of you can say.

    clio, i have a pretty good idea what sort of salary you make. I have plenty of clients who make approximately you make. The end up in my office because they lived a lifestyle beyond their means. Yeah, you’re probably in the top 1%, but just barely, probably more like 2% In towns are expensive, you can’t fly private jets, you’ve never broken 7 figs in a year; you pay a marginal tax rate in the 30’s, not in the 10’s like the super rich. These types spend all their money, and the self employment tax, and max out the credit cards….did you do that too clio?

See everyone – this is the type of analysis and deductive thinking that HD practices – and this is EXACTLY the reason he is wrong about real estate (as well as being wrong about me). HD – you have to factor in money made in business, outside investments, inherited money, AND specialization beyond what a generic “chatboard” states. You are totally correct in stating that I spend much more than I make and you are probably right stating that I will likely be heading into foreclosure on most of my properties.     Kinda have to agree (somewhat) with clio on this one. The one thing I notice out here is the overwhelming abundance of optimism, something Chicago *definitely* lacks. Okay, I’ll give you that most of it is probably blind, but all that positive energy (very LA thing to say) rubs off on you… it’s like living in a 24/7 pep rally, I mean out here you really *want* to to wear a pocket square at Cecconis.

    The thing is, folks here *aren’t* that much better off than those in Chicago regardless of the constant over-the-top display of wealth, or rather the appearance of wealth. If I had only to rely on the daily Debby does Downer posts of CC as my barometer for all things Chicago, I’d never go back. Had the internet/too-much-information been around in the early 90’s, maybe I would have dumped my place in LP during that crash: lets see – I paid $400’s (@11.5%, 20% down) in the late 80’s, worth $300’s in the early 90’s… underwater, big time. Think I could pick up a brick SF/2 car there now in that price range? WIthout getting all Deepak Shopra/Oprah here, you do kinda make your own reality.

    So cheer up Chicago, your neighbors to the far far west are just as broke-ass as are the rest back home, they just don’t wallow in it like midwesterns (love to) do. You can always pitch another screen play, right?

  45. jay – awesome post!!! Totally agree. The big difference, though, is that in LA, you can spend a lot of time outside (so your actual house/apt/condo may not be as important to you). In chicago, the weather is so awful that we are married to our homes (also, don’t forget the fact that so many people here are so frickin’ fat that they CAN’T move out of their house) – this adds to the misery….

  49. Nice bungalow renovation. But a dual-income white professional couple opting for the West Ridge or Mayfair bungalow belt first made several significant compromises:

    1) comparative social isolation, because many compatriots aren’t living in these areas.
    2) high tolerance for neighbors’ picadillos – whether ethnic-background or economic demographic-related (we’ve been there and done it, and not snobs – but it can get annoying to be one of few native English-speaking, college-educated, white-collar residents in your immediate neighborhood. Cultural differences show up for both parents and kids. It’s easy to advocate “diversity” and “urban living”, but “spitting in the pool”, head-lice, continual petty law-breaking, sometimes lack of shared civility, differing standards of home maintenance, etc. and non-English speaking context of non Green Zone does get to you.)
    3) Mandatory two-car minimum household
    4) Mandatory car trips for shopping other than local grocery store.
    5) Likely mandatory private HS, unless kids are brilliant.

    It truly amazes me how things are built down here. Inspection? Code? Nada! In front of my building there is a walkway. There are outlet boxes every several feet, with electrical wire daisy chaining to loose bulbs inside each box. Then covered with a simple non sealable panel. On a wet installation! I bitch about it and people think I’m just a nit-pickin American.

    The selection of homes you chose to showcase week on cribchatter is a PERFECT example of how your readers are fooling themselves into what they really want and what they really want to talk about. Do your own research and you will find that despite everyone stating how they would like you to showcase more affordable homes, and more homes outside of the greenzone – when you actually DO that (like this week), the discussions break down into idiotic comments on brazil, resumes, schooling, etc. That is because these properties are boring. Bring back the very expensive and unique properties and you will have a lot more traffic and a lot more discussion on real estate itself.

In Daniel ‘make no small plans’ Burnham’s city of Chicago, you have two options for living the urban dream: pay dearly for the DB9, or drive the Taurus. Come recession, hell, or high water, those options will ALWAYS be the same. Yes, there was a time in the late 70’s to the late 80’s when you could find a ’57 190SL in need of restoration for a few thousand, but those days are long gone…. O-V-E-R.   74. I happen to actually live in this neighborhood—technically called North Mayfair—and I’ll tell you what…it’s a really nice place to live. That’s why This Old House picked it as one on the best old house neighborhoods in the country. It’s a historic district, we’ve got a forest preserve on the north boundary with trails and sledding hills, Gompers Park with a pond and walking trails, neighborhood swimming pool, walk to Marie’s Pizza, a new brewery called Finch’s around the corner, 14 minute walk to the Blue Line, right on the Lawrence 81 that drops you at the door of the Brown Line. The neighbor school—Palmer Elementary—is currently average on its ISAT scores, but the new principle (former trainer of principles for CPS) is working to take it to the next level. I’m just saying, it’s pretty darn nice and worth a look versus just making assumptions based on some vague impressions. Might be a little more green than you think…

  75. I meant “peccadillo – a minor or petty sin, slight fault”. Never had problems w/neighbors’ cooking, though we did live downwind from a barbeque joint. We had 10 years of urban diversity gentrification experience, and we’re happy now in OPRF – which isn’t exactly white-bread country.

  76. I live here, too – melbourne, thanks for the excellent description. This is a fantastic area that flies under the radar. I came upon it three years ago after living in Bucktown for years. What a lucky find! I have a charming bungalow home, just enough yard for a great party, and smart, interesting, fun neighbors. For reference, very close by: Irish American Heritage Center, WTTW, Northeastern College, North Park University. Lincoln Square and Kedzie restaurants are minutes away. Northside College Prep, among the best high schools in Chicago is nearby as is Galter Health Center, one of Chicago’s best health clubs. I’ve biked, cross country skiied and run on trails in woods about three minutes away. I love living here and am ideally situated to head out to city, suburbs or airport. This is an adorable, friendly and cool ‘hood.
