This 2-bedroom single family home at 1445 N. Cleaver in West Town came on the market in early April 2019.

[Sorry- I don’t have a picture of this property yet and the weather was too atrocious for me to get one- but since it was requested for a post, we’re chattering about it anyway.]

Built in 2018 on a smaller than standard lot measuring 27 x 69 x 35 x 47, it has a one car garage and a small, fenced-in backyard.

There was no previous house on the property, apparently, as it was sold as vacant land in 2013.

It has finished concrete floors on the main level and a 2-story lofted atrium.

The living room, dining room and kitchen are on the main level.

The kitchen has modern black cabinets with stainless steel appliances.

There’s a first floor media wall with a 59″ television which transfers with the sale.

The second floor has the 2 bedrooms along with an office with a built-in desk and bookcases.

There’s also a 50″ television on the second level which will transfer, along with a Pioneer 5.1 channel stereo with JBL speakers.

The master bedroom has a “spa quality” master bath with modern finishes.

The house has central air and there’s a roof deck on the garage.

Originally listed for $574,900 in early April, it has been reduced $25,000 to $549,900.

The listing says it’s 1,536 square feet.

Is this a competitive townhouse alternative for those who want the privacy of a single family home?

  4. I am wondering if an unanticipated job relocation or other life event is prompting the attempt to sell months after moving in or did the highway noise already drive them insane? Adjacent construction site already drive them nuts?

    Also, how can you call something a roof-deck when there is no actual deck? Does the realtor code of ethics not cover this or is there no code of ethics? You void the warranty on your roof if you hang out on that thing without the decking in place.

    I am trying not to be depressed by the interior – – I actually think it is pretty ok, you just have to see past some of the questionable furniture (like the couches) and the scary lighting behind the bed. If those concrete floors are not heated then that is a major missed opportunity (and unpleasant 8 months out of the year). If they are heated, then that is the best feature of this house.

    I like small houses, I just don’t think I would go through the trouble of building one that isn’t really a 2-bed / 2 bath. That second bed is really an open passage-way to your unfinished garage roof. I do think there is a market for someone to build small houses but I think at a minimum they have to be a proper 2-bed 1.5 bath in order to be sale-able. This would be perfect for a couple or an individual who do not intend to have kids…if it were located someplace not near the highway.

The shower curtain instead of a glass door to the shower is also a “miss.” as is the fact that the toilet isn’t in a separate water closet altogether, but instead is in a private room with the shower 😉 I will give them kudos for putting the tub in a separate room from the toilet – – soaking in your tub while staring at the commode is a common design flaw that drives me nuts!

    I am guessing no heated floors since that would have been an actual bragging point instead of the awkwardly placed / installed TVs.

  6. For me, I would have a problem with the 1.5 baths.

    Why only 1.5???

    If you’re building your own house, you put in 2 bathrooms, right? (Where’s Jenny???)

  7. I wonder what was the actual cost to build this home. Because it looks like they took nearly every shortcut they could. Architecture, trim, windows, doors, and lighting are all low quality. Only the appliances and furniture are of decent quality. That leads me to think that the occupants of the home were not the builders. Maybe this was built to spec and sold to the current occupants. I dislike this home and this location.

  8. Nothing premium about 5.1 channel sound in 2019. Another corner cut. This will take a unique buyer but the price should get it done eventually.

  9. I go down that alley all the time as I have a friend who lives over that way. And the highway noise is so loud. Plus those front windows are ripe for peeping toms or vandals. Enough has been said about the roof “deck”, but what about the nutty “yard”. Why bother taking a pic of that? I would turn it into a secret garden, hanging plants, basil, tomatoes, it would take $25 and an hour to make that yard look nice. I know commenting about people’s decor isn’t that nice, but I can’t imagine who wants Einstein’s head floating over your bed.

    That’s not a yard, it’s a place to store the supercart. Veggies? They’d be covered in car and truck exhaust, and grit and dust.

    the lot sold for 112k, and it looks like they got a mortgage for ~90k, no other loan records, so maybe they put in their own money for the build?? Could you build a building like that for $90k?? No basement? Maybe?

    Doubtful, even at building cost, but that easily could be ~2/3 to 75% of cost.

  12. This house sold for $480,000 in June 2019.

    And, as usual, the issue with the expressway that you can actually see from the house, is the noise and not the pollution. The issue is not that you may actually die from breathing in the exhaust.

    So why complain about it with St Louis houses?

    Like I said, there are fewer cars on the road there.

    This house is right next to one of the busiest expressways in all of America.

  14. Nothing screams “clown” like the realtors who include photoshopped white kitchens. White is cheap looking, and you insult me presuming I like white. Even if I did like white some photoshopped BS is not going to give me an accurate representation of the future.

    Sorry. I tried to update the site so that it was mobile friendly and everyone freaked out and screamed and cried about it so I went back to the old version which was created before smart phones were launched. Yes, it is THAT old.

    Personally, I wasn’t a fan of the newer version either so I’m still looking for other options.

    No!

    Because no one here gives a damn about the highways or Lake Shore Drive. Or Wacker. Or living on Michigan Avenue, Western Avenue, Halsted, Ashland or any other road where you might have heavier pollution.

    It’s always about the noise. Yeah- I get it that the noise IS an issue too but once you live anywhere near a major expressway, you will never think about it the same way again.

    Oh- and you would never, ever use this backyard or the roof deck (which really isn’t there.) You won’t even keep your windows open if you live in this house.

    So quit bitching about St. Louis where the traffic is about 50% of what it is in Chicago.
